How a drone roof survey works in Wembley

Every flight starts with an airspace check. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If permission isn’t given, we inspect by other means and explain why. Prisons have their own drone restriction zones too. If you’re worried about lead work pulling away at abutments and storm damage on steep or tall roofs, a survey will tell you what’s going on, on fragile roofs, tall and steep roofs and flat roofs on upper floors alike.

London’s roofs are frequently hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

How it works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. In Wembley, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when you book.

  1. You give us the address so we can check the airspace.
  2. If permission is needed, we ask for it ahead of the visit.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The sub-250g drone takes close-up photos of the roof, kept in sight throughout.
  5. We email a written report with the photographs and our recommendations.

How to prepare

  • Agree roof access with the managing agent if it is shared
  • Let us know about parking near the property
  • Gather any invoices or paperwork from past roof work

Advice

Drone roof surveys around Wembley

The wider area around Wembley has a long history of building, with Northolt Manor about 3.4 miles west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. There are several hotels within about a mile and a half of Wembley. For hotels and other commercial buildings, large roofs are where close-up aerial shots and thermal images show the most at once.

If you run a hotel or guest house in or near Wembley, a roof problem can mean rooms out of use, so it is worth knowing the roof’s condition. Controlled parking zones are common in London, so mention any permit rules for Wembley, along with any off-street space.

Practical tips

Getting the most from a drone roof survey starts before we arrive and carries on afterwards. Tips:

  • Let neighbours know about the flight if your roof is shared
  • Allow time for permission if you’re in a flight restriction zone
  • Share the postcode so we can check for restrictions
  • Make sure there’s room outside for the drone to take off

The report gives any roofer you ask to quote a clear brief. The photos show the location and extent of every problem.

Every so frequently, look in the loft space with a torch, keeping to boarded areas. The underside frequently shows problems before the outside does. Take photos of any changes.

Common roof problems in Wembley

The top of a stack is the most exposed part of many roofs. From the ground, you rarely see cracked flaunching or loose pots. Close-up drone photos show their condition.

Typical things we’re asked to look at include:

  • Cracked mortar along the ridge
  • Moss and weeds taking hold up top
  • Blistered or cracked flat roof coverings
  • Worn lead at chimneys and walls

Anyone responsible for a site like Wembley Primary School will know that thermal images can show where wet insulation sits under a big flat roof.

What to check before booking

  • How long the report takes to arrive
  • Their insurance cover
  • Will they check the loft as well as the outside?
  • Whether any drone flown is registered with the CAA

What to expect from a roof survey

Leave it or get it looked at?

With drone photos, everyone can see the same thing. You can show exactly where the problem is, which helps when you ask for quotes. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Questions from Wembley

Can parking be tricky for a visit in Wembley?

Parking in Wembley, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available as you book.

Can you fly a drone over a roof in Wembley?

Typically it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying.

Can you give me structural calculations?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

How much does a drone roof survey cost in Wembley?

Our price is from £400, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you contact us and we will explain what’s needed.

Does the weather affect the survey?

It can, depending on the survey. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

What affects the price in Wembley

All our prices include VAT. The things that change the price are:

  • Building height and the viewpoints available
  • How big the roof is
  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Helping us price your survey

What helps most when you contact us:

  • When you need the report by
  • Where any leaks, stains or damp patches show inside
  • The reason for the survey, such as buying, a leak or storm damage
  • Your postcode, so we can check access and travel

Prices start from £400, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or use the contact form to find out.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
