Roof survey in Wembley, Greater London
A careful look at the roof at your property in Wembley, and put it all in a photo-illustrated written report.
- Condensation or damp timbers in the loft
- Worn lead at chimneys and abutments
- Gutters that overflow in heavy rain
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
About our roof survey in Wembley
Across London and the South East, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. If you’re worried about worn lead at chimneys and abutments and leaking gutter joints and downpipes, a survey will tell you what’s going on, whatever the roof.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Wembley has one, it needs checking from somewhere that can actually see it.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What affects the cost of roof surveys
Not every roof costs the same to survey, for these reasons:
- Extra roofs, like extensions, dormers or garages
- The size of the roof
- If the survey needs thermal imaging or a drone
- House, block, shop or office
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

What we’re asked to look at in Wembley
What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.
Look out for signs like these:
- Leaning or weathered chimney stacks
- Standing water on a flat roof
- Valley linings that have cracked or split
- Worn lead at chimneys and abutments
If you live near a park like Preston Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.
Before booking anyone

Roof by roof
Clay plain and peg tiles
Clay tiles are common on older South East homes, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move.
Natural slate
Slate is one of the most durable roof coverings, yet the nails holding it often fail long before the slate. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.
Questions from Wembley
Can you fly a drone over a roof in Wembley?
It depends on the exact address and the weather on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying, and the rest of the survey does not depend on the drone.
Is my home in Wembley listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
What does a roof survey include?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the loft space where there is safe access. The report includes photos and recommendations.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Is Wembley in your area?
Yes, we do. Wembley is part of the area we cover, and the service is the same as everywhere else we work.
When will the report arrive?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.
What we can’t see
Before booking, it’s worth knowing what a survey will not do:
- A promise that the roof will not leak in future
- Confirmation of asbestos in soffits or cement sheets
- A full building survey of the property
If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey. What our survey covers.

How it works
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes about 1–2 hours at most homes, and longer for a large or complex roof. In a London area like Wembley, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it’s safe.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
Before the survey
- Leave a clear route to the loft
- Jot down any questions you want answered
- For a flat or shared roof, check access with the freeholder or managing agent

Roofs, chimneys and gutters in Wembley
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look.
For an older house near a landmark such as St Augustine, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Northolt Manor lies about 3.4 miles west, so building around Wembley goes back a long way. Older homes in the area may have roofs that need matching materials when work is done.
