- Valley linings that have cracked or split
Roof surveys for homes and businesses in Mapesbury
We inspect whatever is safely visible: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where applicable, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We’re often asked to look into gaps in the roof where coverings have gone and standing water on a flat roof, on lead flashings, clay and concrete tiles and ridges, hips and valleys.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Mapesbury has one, it needs checking from somewhere that can actually see it.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Leave it or get it looked at?
Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We look at them before they cause trouble. Any roof job in Mapesbury means planning around parking, neighbours and access. That’s a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Surveys for landlords and agents in Mapesbury
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
What a roof survey does not cover
Without opening up the roof, some things stay hidden, and that sets some limits:
- Walls, floors and services below the roof
- What’s under the slates, tiles or felt
- Asbestos testing of any kind
If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey. The full list of what we check.
What we check
- Clay and concrete tiles
- Ridges, hips and valleys
- Chimney stacks
- The roof space
- Natural slate
- Flat roofs
- Lead flashings
How we price roof surveys
Not every roof costs the same to survey, and it comes down to:
- The use of thermal imaging or a drone
- The shape of the roof and its details
- The roof’s overall size
- Basic, Standard or Premium
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.
Getting in touch
When you call or email, these details help:
- Where any leaks, stains or damp patches show inside
- Your postcode, so we can check access and travel
- Access details, such as a loft hatch or a shared roof
- The kind of building and roof involved
When you are ready to go ahead, ring 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day.

Roof surveys around Mapesbury
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. The wider area around Mapesbury has a long history of building, with Pitzhanger Manor about 3 miles south. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
If you live in an older home near St Michael the Archangel, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you run a business near London Designer Outlet, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Homes near green spaces such as St. Raphael's Edible Garden can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

The survey, step by step
Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. London terraces rarely offer a view of the whole roof from one spot, so a visit in Mapesbury moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Before we arrive
- Make a note of anything you’d like us to look at
- Let us know about any leaks, stains or damp patches you know of
- Make sure we can get to the back of the property

Your questions about roof surveys in Mapesbury
Is parking a problem for a survey in Mapesbury?
Usually it’s manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.
Is drone flying allowed in Mapesbury?
That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather.
Can you tell me how long my roof will last?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
Can you survey at the weekend?
Surveys run on any day of the week. To arrange a date, call 07833 053749 or use the contact form.
Is a roof survey the same as a structural survey?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.
Will you climb onto the roof?
When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the loft space, and Premium includes a drone where applicable.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
What we look for on each type of roof
Natural slate
Many Victorian and Edwardian houses have slate roofs. Widespread slipping usually points to corroded nails, which we describe in the report.
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Loose or missing tiles there let rain into the wall.
