Common roof problems in Mapesbury

A single building may have pitched roofs, flat roofs and rear additions. Each wears differently, and flat roofs over rear additions often need attention sooner.

Signs worth acting on include:

  • Blocked gutters over flats
  • Cracked or leaning shared chimneys
  • Flashings that have come away
  • Parapets and upstands in poor repair

Trees in and around St. Raphael's Edible Garden shed leaves that can end up in nearby gutters.

What a roof survey includes

Landlord roof surveys for homes and businesses in Mapesbury

Access needs arranging before a survey of a let or shared building. We may need to get into the loft space and some or all of the flats and residents will need to be told in advance. You or your agent arrange access, and we confirm what we need when booking. Any part we couldn’t reach is noted in the report. We survey flat roofs on blocks, gutters and downpipes and blocks of flats, and common reasons people get in touch are worn ridges, hips and verges and gaps where tiles or slates have slipped.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Mapesbury has one, it needs checking from somewhere that can actually see it.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Different roofs, different checks

Pitched roofs on houses and blocks

Slate and tiled pitched roofs are common on let and shared buildings. We check coverings, ridges, hips, valleys and flashings where it’s safe to see them.

Flat roofs on blocks and rear additions

Flat roof outlets frequently clog leaving water standing. They’re checked during the survey.

What we do, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours for a house, and longer for a block or a building with several roofs. If you have questions on the day, just ask. From the street, a London terrace usually shows only its front slope or parapet, so in Mapesbury we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We agree which roofs and which parts of the building are included.
  2. Access to flats and the loft space is arranged with you in advance.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

Before the survey

  • Show us where any leaks or stains appear
  • Keep pets in another room
  • Find any records of previous roof work

Advice

Tips from our surveys

Most of what helps is simple and safe from ground level. Our suggestions:

  • Have gutters and outlets cleared every year
  • Arrange flat access in advance
  • Make leak reporting easy for tenants
  • Hold on to old reports to compare later

If anything in the report needs explaining, ask us. With the Standard Survey there’s a follow-up consultation and the Premium Survey an in-person one.

Keep gutters and outlets clear and include any valley or parapet gutters. Blocked gutters are a common cause of leaks into top-floor flats.

What a landlord roof survey doesn’t cover

Before you book, it’s worth knowing what a survey will not do:

  • Parts of the roof we can’t safely see or access
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • A full structural assessment of the building

If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey. The full list of what we check.

What this survey covers

  • Flat roofs on blocks
  • Rented houses
  • Shared roofs
  • Gutters and downpipes
  • Converted houses
  • Blocks of flats

Why get it checked now?

Keeping a dated survey on file helps with future planning. Surveying again later shows what has changed which helps with rolling maintenance. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

All our prices include VAT. Prices start from £150, including VAT. You will know the price for your survey before you book.

Questions from Mapesbury

I let a flat near Wembley Stadium station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is parking a problem for a survey in Mapesbury?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Do you work in Mapesbury?

Yes. We carry out landlord roof surveys in Mapesbury.

Can you survey in bad weather?

It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Can you survey a shared roof on a terrace or converted house?

Yes. We survey what we can access and see safely. The report records what couldn’t be seen in the report.

Landlord roof surveys around Mapesbury

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as Pitzhanger Manor, about 3 miles south, show how far back building in the area around Mapesbury goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

For landlords with property near Wembley Stadium station, the gap between tenancies is a good time to have the roof looked at. Shop and office owners around London Designer Outlet may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
