What you can safely check yourself

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Thermal roof surveys for homes and businesses in Mapesbury

A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. It works best when the building is heated and it’s colder outside. The report shows the images and explains what they may mean. We don’t give energy ratings or heat loss calculations. Typical surveys look at wet insulation beneath the membrane and ceilings that feel colder in places, across insulated roof spaces, ceilings below the roof and commercial roofs.

In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. Images are taken to show the roof we are surveying, with care for neighbours’ privacy, in Mapesbury as anywhere. Mention access, height and anything unusual about the building when booking. The extra view helps most on steep slopes, tall stacks and rear additions.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

Questions from Mapesbury

Are there drone restrictions around Mapesbury?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.

Is parking a problem for a survey in Mapesbury?

It depends on the street. If Mapesbury has controlled parking where you are, a visitor permit is the easiest answer.

Does thermal imaging detect leaks directly?

No, not on its own. It shows surface temperature, and wet areas can show up because they hold heat differently. That’s why we check any patterns with moisture readings.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

Can you check my loft insulation with a thermal camera?

Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it is colder outside. Where we can reach the loft safely, we check there too.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Honest limits

Before booking, it is worth knowing what a survey won’t do:

  • A formal energy assessment
  • The condition of timbers we can’t see
  • Structural calculations, which need a structural engineer

  • Insulated roof spaces
  • Loft conversions
  • Pitched roof slopes
  • Commercial roofs
  • Flat roofs

Leave it or get it looked at?

The longer moisture sits in a roof, the more it can affect timbers and finishes below. Surveying sooner gives you more choice about what to do. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Airspace, weather and Mapesbury roofs

The wider area around Mapesbury has a long history of building, with Pitzhanger Manor about 3 miles south. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

If you look after a shop, office or commercial unit, for instance near London Designer Outlet, thermal images can show trapped moisture across a wide commercial roof. For site and facilities teams at buildings such as St Joseph's RC Infant School, a view from above covers a wide roof far faster than walking it. As a London address, Mapesbury can be tricky for parking: let us know about parking bays, permits or a driveway when booking, as a space near the door can’t be promised.

What a survey costs

Prices vary from roof to roof, for these reasons:

  • The use of thermal imaging or a drone
  • The shape of the roof and its details
  • How big the roof is
  • The package you choose: Basic, Standard or Premium

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £400, including VAT.

Booking your survey

To price your survey accurately, we’ll ask about:

  • The address and postcode of the property
  • The kind of building and roof involved
  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures from the garden or a window, if you have them

Getting a price is simple: just ring 07833 053749 or drop us an email, let us know about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

For landlords and managing agents

Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.

Landlords and letting agents in Mapesbury book surveys as well as homeowners. A written report with photos gives you a clear record of the roof, useful for planning maintenance.

What we do, step by step

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit typically takes about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Mapesbury runs like any other.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Preparing for the visit

  • Leave a clear route to the loft
  • If you are buying, let the agent know when we’re coming
  • Leave side gates unlocked
