Landlord roof survey in Brent Park

With a shared roof, it is not always clear what’s wrong or where. We inspect the roof as far as it can be seen safely, including from the roof space and the flats where access is arranged. Each part of the roof is recorded with photos, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we are given access to. We survey rented houses, shared roofs and flat roofs on blocks, and common reasons people get in touch are damaged pots and flaunching and mortar falling from ridges and verges.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Brent Park are no exception. Shared chimney stacks and the lead around them are just as important to check.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What we do, step by step

The aim of the visit is simple: to look at the let or shared roof as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes an hour or two for a house, while a commercial roof takes nearer three to four hours. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Getting ready for the survey

  • Jot down any questions you want answered
  • Unlock side gates and any roof access doors
  • Clear the way to the loft hatch

How to book

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or send us an email.

Common questions in Brent Park

Does a conservation area affect roof work in Brent Park?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

I let a flat near Stonebridge Park station. Can you check the roof?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Can you survey a shared roof on a terrace or converted house?

Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we are allowed to be and we will say so.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Does the report help with maintenance planning?

Yes, many agents and freeholders use it that way. Surveying again later shows what has changed to keep your plan up to date.

  • Where water is showing inside, if it is
  • When you need the report by
  • How the loft is reached, if there is one
  • What made you get in touch

Signs you need a landlord roof survey in Brent Park

A tenant reporting damp or a stained ceiling is a common reason to book. The survey helps show whether the roof, gutters or flashings are involved, as far as can be seen.

Typical things we are asked to look at include:

  • Leaking joints at party walls
  • Gutters overflowing onto walls
  • Standing water on a flat roof
  • Cracked or lifting flashings

If you look after a building like Mitchell Brook Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Questions to ask before booking

  • How long the report takes to arrive
  • What the report includes, and whether it has photos
  • Whether you can ask questions once you have the report
  • What experience they bring

What a roof survey includes

Why it’s worth a survey now in Brent Park

A leak in a block rarely stays in one place. Spotting roof defects early helps protect the whole building. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Landlord roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Why us?

  • Surveys on any day of the week
  • More than 5,000 surveys completed

When you need someone else

In fairness, a roof survey has limits:

  • Roof areas we weren’t given access to
  • Asbestos testing of roof sheets or soffits
  • Responsibility under a lease

What a landlord roof survey looks like in Brent Park

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Brent Park has a long history of building, with Pitzhanger Manor about 3.5 miles south-west. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you look after a shop, office or commercial unit, for example near London Designer Outlet, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If your home is one of the older ones in the streets near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What you can safely check yourself

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
