Landlord roof survey in Church End

We survey let and shared roofs in Church End and across London and South East England. Time on site typically takes an hour or two for a single let house, with blocks of flats taking longer. We inspect from the ground, vantage points, the loft space and the roof where it’s safe, and by drone where it’s applicable. You then get a report with photos. We survey blocks of flats, shared roofs and converted houses, and the problems we are asked to look at most are leaking joints at party walls and choked outlets and gutters.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Church End, as across London, that is why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Tips that help

Small things make a difference. Some pointers:

  • Make sure the roof space can be accessed
  • Tell tenants when we are coming
  • Ask your managing agent about lease terms
  • Ask residents to report damp straight away

Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and plan the rest over time.

Keep gutters and outlets clear and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.

What this survey cannot tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Who pays under the lease (that is a legal question)
  • A full structural assessment of the building
  • Areas behind locked flats or blocked hatches

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and does not.

Church End homes and their roofs

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses like Fenton House, about 3.2 miles east, show how far back building in the area around Church End goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Living close to Roundwood Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. For landlords with property near Harlesden station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Church End is about 3 miles west of Hampstead, in Greater London. From houses to flats and shops in Church End, we can survey the roof on a weekday or at the weekend. Church End is one of the towns and villages in Greater London where we work. London is in our area too.

How it works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. You get a written condition report to help plan maintenance.

Before the survey

  • Keep pets out of the way during the survey
  • Buyers: confirm access with the estate agent or seller
  • Note where any stains or damp appear

Advice

Why act early in Church End

Budgets work best when they’re based on the roof’s actual condition. Our report separates urgent items from those that can wait helping you spread the work. In Church End, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

Prices quoted always include VAT, and the report is not charged as an extra. Landlord roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Why book with us

  • Independent findings on the roof’s condition
  • Drone and thermal imaging surveys available
  • PI and public liability insurance
  • A written report with photographs

When to book a survey in Church End

Shared roofs can fall between owners. Each party may assume someone else is dealing with it and work gets delayed. An independent report helps everyone see the facts.

Problems we come across frequently include:

  • Leaks into upper flats
  • Missing or loose roof coverings
  • Failed flashings at walls and chimneys
  • Gutters overflowing onto walls

If you live in an older home near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first.

Choosing a roof surveyor

  • Which viewpoints they use to see the roof
  • What the report includes, and whether it has photographs
  • Their track record with similar roofs
  • Will they check the loft as well as the outside?

Common questions in Church End

Can parking be tricky for a visit in Church End?

It can be, so it helps to let us know about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.

Does a conservation area affect roof work in Church End?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Will you need to get into tenants’ homes?

Sometimes, yes. If the loft space or a flat roof is reached through a flat, we need access to it so please give residents notice.

Do you work in Church End?

Yes. Our area covers London and South East England, and that includes Church End.

How long does a landlord roof survey take?

DIY checks: what’s safe

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
