About our landlord roof survey in Willesden Green

Shared roofs on blocks, converted houses and terraces raise their own questions. We look at the roof from every safe vantage point, including from the roof space and the flats where access is arranged. Each part of the roof is recorded with photos, so everyone works from the same facts. We can only inspect the parts of a shared roof we’re allowed to reach. We survey blocks of flats, rented houses and flat roofs on blocks, and people most often book us about failed flashings at walls and chimneys and ponding or splits on flat roofs.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Willesden Green with this kind of roof, the hidden gutter is one of the first things to check.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Different roofs, different checks

Gutters and downpipes

Water from failed gutters often shows as damp inside. We record what we see.

Roof spaces and lofts

The roof space shows a lot about a roof’s condition. We check it where there’s safe access, looking for staining, damp and daylight.

What you can safely check yourself

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Parts of the roof we can’t safely see or access
  • Walls, floors and services beyond the roof
  • Asbestos testing of roof sheets or soffits

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. What a survey covers and doesn’t.

Landlord roof surveys in Willesden Green: local notes

Fenton House, about 2.5 miles north-east, is one of the historic houses in the wider area around Willesden Green. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take a building like Donnington Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you run a business near O2 Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If yours is one of the older homes in the streets near Church of St Andrew, its chimney, valleys and lead work are likely to be the parts that need attention first.

Landlords, agents and block managers in Willesden Green

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Let us know about it when you book and we’ll plan the visit with that in mind.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

How we price landlord roof surveys

Not every roof costs the same to survey, for these reasons:

  • Which survey package you book
  • The number of roofs, including extensions and garages
  • The size of the roof
  • The type of building, from a house to a block or an office

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What to tell us when you contact us

If you can, have these to hand when you get in touch:

  • How the loft is reached, if there is one
  • What’s prompted the survey
  • The style of property, from a terrace to a block
  • Any stains, drips or damp patches you’ve seen indoors

To arrange a survey, phone 07833 053749 or drop us an email with the address and what you’d like to know about the roof. We’ll confirm the price before booking.

What happens on the day

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Willesden Green runs like any other.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can be seen safely.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

How to prepare

  • Make sure the loft hatch can be reached
  • Show us where any leaks or stains appear
  • If you are buying, check with the agent that we can get in

Advice

Willesden Green questions

Does a conservation area affect roof work in Willesden Green?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Can a landlord with a rental near Kensal Rise station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

How much is a survey?

Our price is from £150, including VAT. You will know the price for your roof before booking. For a price, ring 07833 053749 or use the contact form.

Will you walk on the roof?

Only where it’s safe to do so. We inspect what can be seen safely: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.
