Landlord roof survey in Kensal Rise

A landlord roof survey covers the usual parts of a roof: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs over blocks, rear additions and garages are covered too when they’re in the agreed scope. We also look at chimneys, parapets and party-wall upstands where it’s safe to see them, along with the loft space where there is safe access. We survey rented houses, gutters and downpipes and converted houses, and the problems we’re asked to look at most are splits and blisters in flat roof coverings and choked outlets and gutters.

Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Kensal Rise, as across London, that’s why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we’re asked to look at in Kensal Rise

A roof nobody lives directly under can be easy to overlook. Minor faults can go unseen until a tenant reports a leak and by then more has been damaged.

We’re often asked to look at:

  • Damaged pots and flaunching
  • Damaged party-wall upstands or parapets
  • Damp or stains in top-floor flats
  • Failed flashings at walls and chimneys

If you look after a building such as Ark Franklin Primary Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Choosing a roof surveyor

  • Which parts of the roof they’ll actually see
  • Is VAT included in the price?
  • Their drone registration, if they fly one
  • What exactly goes into their report

FAQs for Kensal Rise

Can a landlord with a rental near Kensal Rise station book a roof survey?

Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or send us an email and let us know about the building, including who will give access on the day.

Will parking be an issue for a roof survey in Kensal Rise?

Parking in Kensal Rise, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

How long does the survey take?

Expect it to take between one and two hours for a single let house, with blocks of flats taking longer. You’ll then get the report by email, on the timescale of your package.

Do you survey roofs shared between flats?

Yes. We survey what we can access and see safely. The report records what couldn’t be seen in the report.

Is this a RICS survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you cover Kensal Rise?

Yes, we do. Kensal Rise is part of the area we cover, and the service is the same as everywhere else we work.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

The survey, step by step

Every roof is different; as a rough guide, the survey takes about one to two hours for a house, and longer for a block or a building with several roofs. If you have questions on the day, just ask. In a London area like Kensal Rise, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it’s safe.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Leave side gates unlocked
  • If it is not your property yet, arrange access through the agent
  • Jot down any questions you want answered

What a survey costs

A few things affect what a survey costs:

  • Any need for thermal images or a drone flight
  • House, block, shop or office
  • How big the roof is
  • Which survey package you book

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Landlord roof survey starts from £150, including VAT.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • Dates you are working to, such as exchange
  • Anything about access we should know
  • What’s prompted the survey
  • Any marks or damp showing indoors

When you’re ready to go ahead, phone 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Landlord roof surveys around Kensal Rise

With Winfield House about 2.2 miles east, Kensal Rise sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you own one of the older houses in the streets near Church of St John the Evangelist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Kensal Rise station, the gap between tenancies is a good time to have the roof looked at.

What happens if roof problems are left?

An independent report helps when owners need to agree on roof work. Without a survey, it is one opinion against another. In Kensal Rise, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
