About our landlord roof survey in Kilburn

Roofs on let houses and blocks of flats are easy to forget until something leaks. Surveying the roof first helps you spot defects early so work can be planned, not rushed. The findings come in a written report with photos to keep on file for the building. Many landlords and agents repeat it every few years to keep maintenance plans current. We survey converted houses, rented houses and gutters and downpipes, and people most often book us about damp or stains in top-floor flats and gaps where tiles or slates have slipped.

Victorian and Edwardian terraces are found right across London, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. Homes in Kilburn are no exception. Lead flashings and shared chimney stacks on these houses need a careful look too.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Questions from Kilburn

Can a landlord with a rental near Queens Park (London) station book a roof survey?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Will parking be an issue for a roof survey in Kilburn?

It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you climb onto every roof?

Only where it’s safe to do so. We check everything that can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to, and the report makes that clear.

Does the weather affect the survey?

It can, depending on the survey. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.

When to book a survey in Kilburn

Landlords need to plan spending on a building. Without a recent survey, it’s hard to know what the roof needs or when.

Most people get in touch when they’ve noticed something like this:

  • Standing water on a flat roof
  • Missing or loose roof coverings
  • Damaged pots and flaunching
  • Cracked or lifting flashings

If you live near a park such as Queen’s Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Before booking any roof surveyor

  • What insurance they carry
  • Whether the price includes VAT
  • What exactly goes into their report
  • Is there a chance to talk the report through?

What a good roof survey covers

Landlord roof surveys around Kilburn

With Winfield House about 1.7 miles east, Kilburn sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Kilburn is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Knowing the covering helps explain which parts of a roof are likely to need work first.

Anyone responsible for a site like Salusbury Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you look after a shop, office or commercial unit, for instance near O2 Centre, a dated report on the roof is useful for planning and for any lease discussions.

Why it’s worth a survey now in Kilburn

Finding a roof defect early normally means a smaller, planned job. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings, plus urgent call-outs. Any roof job in Kilburn means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

How the survey changes by roof type

Pitched roofs on houses and blocks

The edges and top of a pitched roof are exposed and get close attention.

Roof spaces and lofts

Looking inside the roof frequently tells us more. We go into the loft where it is safe looking for water marks and gaps.

How the survey works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. It normally takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when you book.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. The report sets out condition and recommendations to help you plan.

Advice

How we price landlord roof surveys

Several things affect the price of a survey:

  • The roof’s overall size
  • The height of the building and how the roof can be seen safely
  • Features like valleys, chimneys, dormers and parapets
  • The package you choose: Basic, Standard or Premium

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you contact us, it’s useful to mention:

  • Where the property is, with the postcode
  • Pictures of the roof from a safe spot, if you have them
  • How the loft is reached, if there is one
  • What made you get in touch

When you’re ready to go ahead, call 07833 053749 or email us. We will suggest a package, agree the price and find a date, weekday or weekend.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
