What happens if roof problems are left?

A contractor’s quote tells you what they propose to do. An independent survey tells you the roof’s condition first, so you can compare quotes on the same basis. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Why us?

  • Two decades and more of roof surveys
  • Professional indemnity and public liability insurance
  • 98% of clients satisfied
  • We hold a CAA Flyer ID and Operator ID

Landlord roof survey in North Kensington: what you get

A roof condition report helps you plan maintenance and set budgets. You can see what’s urgent and what can wait based on what can be seen. It doesn’t include repair cost estimates but contractors can price from it. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. If you’re worried about flashings that have come away and damaged pots and flaunching, we can find out what’s behind it, whatever the roof.

London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

What happens on the day

Once we’ve finished looking, we write up our findings in a report with photographs. As for time on site, most surveys take about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us as you book.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can safely be seen.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Useful tips for North Kensington property owners

These tips come from what we see on roofs every week, before and after a survey:

  • Ask residents to report damp right away
  • Arrange flat access in advance
  • Keep roof outlets and gutters clear
  • Don’t wait for a leak to survey the roof

You receive a photo-illustrated written report and recommendations ranked by urgency where relevant. We send it by email ready to pass on to whoever needs it.

Make sure the loft hatch can be reached and opened so the roof can be checked from inside. Clutter around the hatch slows things down.

North Kensington questions

Do you survey roofs for landlords with property near Kensal Green station?

Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or drop us an email and let us know about the building.

Will parking be an issue for a roof survey in North Kensington?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.

How long does the survey take?

Time on site depends on the roof, but most surveys take between one and two hours for a house, and longer for a block or a building with several roofs. The report is sent afterwards by email.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

How much is a survey?

Prices start from £150, including VAT. You will know the price for your roof before booking. To get a price, phone 07833 053749 or drop us an email.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Signs you need a landlord roof survey in North Kensington

Reports of leaks or damp from tenants frequently lead to a survey. We check whether the roof or rainwater system is the likely cause from what’s visible.

A survey can pick up problems like:

  • Chimney stacks in poor repair
  • Loose ridge or hip tiles
  • Parapets and upstands in poor repair
  • Flashings that have come away

For businesses in and around places such as Westfield London, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Before you book anyone

  • What exactly goes into their report
  • Whether you can ask questions once you have the report
  • Which viewpoints they use to see the roof
  • Whether the loft space is looked at, where there is one

What a roof survey includes

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Walls, floors and services beyond the roof
  • Responsibility under a lease
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What our survey covers.

North Kensington homes and their roofs

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in North Kensington is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. With Kensington Palace about 1.9 miles south-east, North Kensington sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Homes near green spaces like Little Wormwood Scrubs can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. Anyone responsible for a site like Barlby Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
