White City questions

Will parking be an issue for a roof survey in White City?

Typically it’s manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

Do you survey roofs for landlords with property near Shepherds Bush station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or email us with the details.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are frequently shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.

Does the weather affect the survey?

Light rain does not typically stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.

Do you survey on Saturdays and Sundays?

We carry out surveys on any day of the week. To arrange a date, phone 07833 053749 or use the contact form.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Are you insured?

We hold professional indemnity and public liability insurance.

How a landlord roof survey works in White City

Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later based on what can be seen. It does not give repair costs but contractors can price from it. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. We survey rented houses, gutters and downpipes and blocks of flats, and people most frequently book us about slipped or missing slates and tiles and gutters overflowing onto walls.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in White City with this kind of roof, the hidden gutter is one of the first things to check.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Before and after the survey

These tips come from what we see on roofs every week:

  • Tell tenants when we’re coming
  • Get legal advice on lease responsibilities
  • Hold on to old reports to compare later
  • Act on high-priority defects quickly

Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.

Regular roof checks beat waiting for a leak. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.

Leave it or get it looked at?

An independent report helps when owners need to agree on roof work. Without one, each party may have a different view of what’s wrong. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

How we price landlord roof surveys

We confirm the price for your survey before booking. This is what makes a difference:

  • Roof area
  • Extra roofs, like extensions, dormers or garages
  • Whether thermal imaging or a drone is needed
  • Height and safe access

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Getting in touch

To price your survey accurately, we’ll ask about:

  • Dates you are working to, such as exchange
  • Why you want a survey: buying, a leak, a storm or new work
  • Photos of the roof, taken safely from ground level or a window
  • The address and postcode of the property

We confirm the price for the job before you book, so you know the cost up front. Landlord roof survey starts from £150, including VAT. To book, call 07833 053749 or use the contact form.

Different roofs, different checks

Flat roofs on blocks and rear additions

Flat roof outlets often clog leaving water standing. They’re checked during the survey.

Pitched roofs on houses and blocks

Slate and tiled pitched roofs are common on let and shared buildings. Coverings, ridges, hips, valleys and flashings are inspected as far as can safely be seen.

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take an hour or two for a single let house, with blocks of flats taking longer. From the street, a London terrace typically shows only its front slope or parapet, so a visit in White City moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

Preparing for the visit

  • Dig out any old roof reports or invoices
  • Clear the way to the loft hatch
  • For a flat or shared roof, check access with the freeholder or managing agent

Booking a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.

Landlord roof surveys around White City

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first. About 1.3 miles south-east lies Leighton House, a reminder of how long the area around White City has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

Living close to Hammersmith Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. Landlords with a home close to Shepherds Bush station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you run a business near Westfield London, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.
