How a roof survey works in W11
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. We survey the roof space, lead flashings and flat roofs, and the problems we are asked to look at most are flashings that have come away from the wall and torn or sagging underlay.
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and make notes for the report. Most visits take between one and two hours at most homes, or half a day or so for a commercial building.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- We check the roof from every safe vantage point, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.

Homes and roofs across W11
In W11, our roof surveys work takes in owners, landlords and managing agents, from Kensington, Notting Hill and Notting Dale to the quieter places in between. Each report sets out what was seen, with photographs and recommendations.
The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in W11 is checked against the Drone Safety Map first. Flights that need permission only go ahead once it is given.
Kensington: Historic houses such as Leighton House, about 0.1 miles south, show how far back building around Kensington goes. On a period home nearby, the survey separates sound original work from tired later repairs. If you look after a shop, office or commercial unit, for example near Kensington Arcade, a dated report on the roof is useful for planning and for any lease discussions.
What you can safely check yourself
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey.
Different roofs, different checks
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof, and lead is a target for theft.
Clay plain and peg tiles
Where tiles hang on walls or dormers, we check them too. Gaps in tile-hanging let water reach the wall behind.
Tips that help
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Photograph stains when they appear
- Include dormers, porches and garages when booking
- Watch for slipped slates after bad weather
- Don’t climb onto the roof yourself
If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, so their quotes cover the same ground.
After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.
What happens if roof problems are left?
It’s easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail.
What to check before booking
- What insurance they carry
- Is there a chance to talk the report through?
- Which limits apply to the survey
- How long they’ve been surveying roofs
For landlords and managing agents
Letting agents and landlords in W11 book surveys as well as homeowners. The report gives you a dated record of the roof, with photographs.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
FAQs for W11
Do you cover W11?
Yes. We survey roofs across London and South East England, and that includes W11.
Is a roof survey the same as a structural survey?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
What if it rains on the day?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.
Do you carry professional indemnity insurance?
We’re covered by professional indemnity and public liability insurance.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
