Roof survey in W14: how it works
Across London and the South East, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. We survey ridges, hips and valleys, the roof space and flat roofs, and the problems we are asked to look at most are torn or sagging underlay and ponding, splits or blisters on flat roofs.
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You let us know about the property and any concerns.
- We agree a date, on a weekday, Saturday or Sunday.
- We look at the roof from every safe vantage point, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- Your report arrives by email, with recommendations prioritised by urgency.
What affects the price in W14
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Roof surveys across W14: local notes
Older homes across W14 often keep chimney stacks long after the fires went out, and their flashings and pointing need checking like any other part of the roof. Valleys, gutters and fixings follow close behind.
We work right across London and the South East, from the Isle of Wight to Hertfordshire, and W14 is well within that. We survey on any day of the week.
Earl's Court: Historic houses such as Garden Lodge, about 0.3 miles north-west, show how far back building around Earl's Court goes. On a period home nearby, the survey separates sound original work from tired later repairs. If you let a flat or house near West Brompton station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Different roofs, different checks
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in.
Flat roof coverings
Felt flat roofs frequently last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check how the covering is wearing.
Checking the roof from the ground
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Common roof problems in W14
Not every roof problem comes from outside. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It’s often mistaken for a leak, and it needs a different fix.
People usually book a survey when they’ve noticed something like this:
- Worn lead at chimneys and abutments
- Debris building up in roof valleys
- Slipped, cracked or missing slates and tiles
- Loose ridge or hip tiles
Surveys for landlords and agents in W14
With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or use the contact form with the addresses.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.
What a survey doesn’t cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Faults hidden behind ceilings or boarding
- How the roof will behave in every kind of weather
W14 questions
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Do you work in W14?
Yes. We cover W14 and the rest of Greater London, as part of our work across London and South East England. For a price, phone 07833 053749 or email us.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
What’s the best way to book?
To book, phone 07833 053749 or drop us an email and tell us the address and what you want to find out. We’ll confirm the price and find a day that suits.
Do you use drones?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.
Will you climb onto the roof?
Where it is safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.
