Booking your survey

A little information up front helps. Please include:

  • Any stains, drips or damp patches you’ve seen indoors
  • Anything about access we should know
  • The type of building and roof, such as pitched or flat

How electronic leak detection works in Earl's Court

ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It uses a small electrical current that passes through the membrane only where there is a breach. That lets us locate holes that are too small to see so your roofer knows exactly where to repair. You get a report with photos of each breach found. If you’ve noticed leaks showing away from the breach and leaks at pipes, outlets or fixings, a survey will tell you what’s going on.

On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a block or conversion in Earl's Court, the flat roof is frequently a shared part of the building.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Earl's Court: your questions answered

Can you look at the flat roof of a hotel or office near Earl's Court?

Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building, and roof access is agreed with you before the visit.

How do I find out if my home in Earl's Court is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

What does electronic leak detection do?

A sound membrane blocks the test current, so wherever there’s a hole, it passes through. That lets us find breaches that are too small to see.

Do you use low-voltage or high-voltage testing?

We choose the method that suits the roof. You will know which method we plan to use before we start.

What if it rains on the day?

It depends on the weather and the survey. In high wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

Electronic leak detection around Earl's Court

Garden Lodge, about 0.3 miles north-west, is one of the historic houses in the wider area around Earl's Court. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. There are several hotels within about a mile and a half of Earl's Court. If you look after one, a leak through a flat roof can put a room out of use.

If you look after a shop, office or commercial unit, for example near Kensington Arcade, flat roofs over shops and units are easy to forget until water comes through a ceiling. If you let a flat or house near West Brompton station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For site and facilities teams at buildings such as St Cuthbert with St Matthias CofE Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

What we can’t see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Sections we cannot safely access
  • Water entering through details rather than the membrane
  • Repairing the breaches (that’s for your roofer)

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Green roofs
  • Commercial flat roofs
  • Single-ply roofs
  • Liquid-applied waterproofing
  • Roof terraces and balconies
  • Flat roof membranes

Landlord and commercial surveys in Earl's Court

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

What happens on the day

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes a time that depends on the roof’s area and construction, and we’ll give you a guide when quoting. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. First, we confirm which roof areas are included.
  2. The surface is prepared for the chosen method.
  3. We work across the roof with the test equipment.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.

Before the survey

  • Leave side gates unlocked
  • Gather any invoices or paperwork from past roof work
  • Point out any leaks or damp patches

Photos help, if you have them. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, phone 07833 053749 or drop us an email.

Related advice

Why get it checked now?

Water trapped under a membrane can soak insulation and decking. Locating it early helps limit the damage. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Ask contractors to protect the membrane
  • Do not keep patching the same spot
  • Test new membranes before covering them
  • Get leaks traced quickly

Wet insulation may need attention after a leak. Your roofer can advise on that and other checks can help judge it.

Keep outlets and gutters on flat roofs clear. Standing water puts more pressure on any weak point.
