Roof survey in W8: how it works

Our roof survey gives you a clear picture of your roof’s condition. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there is safe access. You get a written report with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. Common reasons to book are flashings that have come away from the wall and blocked, sagging or leaking gutters, on ridges, hips and valleys, natural slate and flat roofs.

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

What’s near Holland Park

We work in homes and buildings around Church of St George, Kensington Palace Green and Windsor Castle in Kensington pub. Also close by are Holland Park School (within half a mile north-east), Kensington School (0.6 miles south-east), Abdus Salam Library (1.2 miles east) and Fox Primary School (less than half a mile north-east). The closest station to Holland Park is Kensington Olympia station, about 0.5 miles south-west of the centre. A little further out are London Museum (0.7 miles east) and St Mary Abbot's Hospital (0.7 miles south-east). Not far away are Campden Hill and WWT London Wetland Centre.

Roofs, chimneys and gutters across W8

Homes across W8 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked.

We work right across London and South East England, from the Isle of Wight to Hertfordshire, and W8 is well within that. Visits run on weekdays and at weekends.

Holland Park: If you own a rental within reach of Kensington Olympia station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Historic houses such as Leighton House, about 0.4 miles south, show how far back building around Holland Park goes. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

What affects the price in W8

When we price a survey, we consider:

  • The roof’s overall size
  • Height and safe access
  • The use of thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You will know the price for your survey before booking.

Helping us price your survey

If you can, have these to hand when you contact us:

  • What made you get in touch
  • Dates you are working to, like exchange
  • The address and postcode of the property
  • Where water is showing inside, if it is

Most bookings start with a short call: phone 07833 053749 or drop us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.

What this survey cannot tell you

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • What’s under the slates, tiles or felt
  • Structural calculations (that’s a structural engineer’s job)
  • How the roof will behave in every kind of weather

Why roofs fail

Some damage starts inside the roof space. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It can look like a leak, and it needs a different fix.

These are some of the problems a survey can pick up:

  • Flashings that have come away from the wall
  • Cracked mortar along the ridge
  • Ponding, splits or blisters on flat roofs
  • Worn or blocked valleys

Rented homes, blocks and businesses

Any of our surveys can be booked by landlords, agents and building managers in W8. To discuss a property or a block, phone 07833 053749 or drop us an email.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

FAQs for W8

Can you check whether my roof contains asbestos?

No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

How long does the visit take?

On site, it normally takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. Report times depend on the package.

Do you work in W8?

Yes. We carry out roof surveys in W8, and the service is the same as everywhere else we work.

Can you tell me how long my roof will last?

We do not give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
