What affects the price in Holland Park

When we price a survey, we consider:

  • Any need for thermal images or a drone flight
  • How tall the building is and how easy the roof is to see
  • Extensions, dormers and garages with roofs of their own
  • Chimneys, valleys, parapets and other details

Every price we give includes VAT, and the written report is part of the package. Prices start from £400, including VAT. Size, height and access decide where your roof falls.

What to let us know when you contact us

We’ll normally ask about:

  • Why you want a survey: buying, a leak, a storm or new work
  • Where any leaks, stains or damp patches show inside
  • Any deadline, such as an exchange date
  • The address and postcode of the property

If you are buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or use the contact form when you are ready.

Drone roof survey in Holland Park

Before any flight, we check the airspace. Near protected airports such as Heathrow, Gatwick, Stansted and Luton, flight restriction zones mean permission is needed first. Central London has restricted areas of its own, which need NATS permission. If we can’t fly, we use other safe vantage points instead and tell you. Prisons have their own drone restriction zones too. We survey large and complex roofs, flat roofs on upper floors and fragile roofs, and common reasons people get in touch are flat roofs on upper floors that hold water and moss and weeds taking hold up top.

Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what is not.

Landlords, agents and block managers in Holland Park

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

What happens on the day

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. In Holland Park, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.

  1. We start by checking the airspace and any restrictions at your address.
  2. We arrange any permission that is needed before we fly.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. Your report arrives by email, with close-up photos and recommendations.

Advice

What a drone roof survey does not cover

Some things cannot be seen without opening up the roof, so a survey has limits:

  • The underside of the roof (that needs an inside check)
  • Photos in conditions too poor to fly
  • Roofs and gardens beyond the one we’re surveying

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

What this survey covers

  • Valleys and parapet gutters
  • Tall and steep roofs
  • Large and complex roofs

  • Fragile roofs

Your questions about drone roof surveys in Holland Park

Can parking be tricky for a visit in Holland Park?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Can you fly a drone over a roof in Holland Park?

It depends on the exact address and the weather on the day. Holland Park is about 1 mile from the edge of the flight restriction zone around London Heliport in Battersea. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. High wind or heavy rain also stops a small drone flying.

Does the report include photographs?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Are you structural engineers?

No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.

What do I do with the report?

The report arrives by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Checking the roof from ground level

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

How the survey changes by roof type

Flat roofs on tall buildings

Flat roof coverings wear out at different rates. Photos show how the covering is wearing.

Steep slate and tile slopes

Walking on fragile coverings can break them. A drone avoids that, so the survey doesn’t add damage.

Flying and imaging in Holland Park

The flight restriction zone around London Heliport in Battersea comes within about 1 mile of Holland Park. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight.

Historic houses such as Leighton House, about 0.4 miles south, show how far back building around Holland Park goes. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it. For site and facilities teams at buildings such as Holland Park School, big roofs are where close-up aerial shots and thermal images show the most at once.
