About roof surveys in SW3
There is no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, while others just want to know where they stand. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. Visits run on weekdays, Saturdays and Sundays, so it is easy to find a day that suits. Typical surveys look at gutters that overflow in heavy rain and crumbling chimney pointing or cracked flaunching, on chimney stacks, ridges, hips and valleys and clay and concrete tiles.
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours for most homes, depending on how many separate roofs there are.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.

Roof surveys across SW3: local notes
Across SW3, lots of older houses still have chimney stacks, used or not, and their flashings and pointing need checking like any other part of the roof. Gutters, valleys and fixings come next.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In SW3, as elsewhere, exposed details are where damage shows first.
Brompton: If you own a rental within reach of London Victoria station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a shop, office or commercial unit, for example near Harrods, a dated report on the roof is useful for planning and for any lease discussions.
Signs you need a roof survey
Every roof takes years of rain, wind, sun and frost. Strong gusts work at anything that is not firmly fixed, and rain finds any gap it can. Small faults that start this way grow over time.
Signs worth acting on include:
- Blocked, sagging or leaking gutters
- Loose chimney pots
- Worn lead at chimneys and abutments
- Slipped, cracked or missing slates and tiles
Tips from our surveys
Most of what helps is simple and safe from ground level. A few suggestions:
- Stay off ladders and the roof
- Let us know about past leaks
- Watch for slipped slates after bad weather
- Mention any flat roofs as well as the main roof
Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. It’s a chance to ask questions about anything in the report.
Look at your roof from the ground after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.
Prices for roof surveys in SW3
We confirm the exact price before booking. These are the things that affect it:
- Building height and the viewpoints available
- Whether it’s a home or a commercial building

Booking your survey
There is no need for technical words. It is enough to let us know:
- Your timetable, such as an exchange date
- The reason for the survey, such as buying, a leak or storm damage
- The property’s address and postcode
- Anything about access we should know
Roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or email us to find out.
When you need someone else
Some things cannot be seen without opening up the roof, and that sets some limits:
- How the roof will behave in every kind of weather
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A structural engineer’s report

FAQs for SW3
What do you check on a roof survey?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
Will you fly a drone over my roof?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Just say which days work for you.
Is this a RICS survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Can you survey in bad weather?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.
Can you survey a roof I share with a neighbour?
Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.
