How a roof survey works in Knightsbridge

The report is written for you, in plain language. Each defect is described with photos and a recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. If you’ve noticed loose chimney pots and slipped, cracked or missing slates and tiles, a survey will tell you what’s going on, on natural slate, flat roofs and the roof space alike.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Knightsbridge has one, it needs checking from somewhere that can actually see it.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

What happens on the day

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a written report with photos and recommendations.

How to prepare

  • Point out any leaks or damp patches
  • Have any questions written down, so nothing gets missed

What happens if roof problems are left?

Leaving it means relying on what you can see from ground level. That can lead to the wrong work being done, or miss the fault that matters. We tell you what’s really needed. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for your survey before booking.

Knightsbridge questions

Does a conservation area affect roof work in Knightsbridge?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Is parking a problem for a survey in Knightsbridge?

Usually it’s manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

What if it rains on the day?

Light rain does not typically stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

Can you survey a roof I share with a neighbour?

Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.

What we can’t see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A structural engineer’s report
  • Defects hidden under coverings or inside walls without opening up
  • How the roof will behave in every kind of weather

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What our survey covers.

What this survey covers

  • Clay and concrete tiles
  • The roof space
  • Ridges, hips and valleys
  • Lead flashings
  • Chimney stacks
  • Natural slate
  • Flat roofs

Useful tips for Knightsbridge property owners

Over many surveys, some simple habits stand out as worth the effort:

  • Watch for slipped slates after bad weather
  • Make sure we can open the loft hatch
  • File the report with your home documents
  • Find records of any re-roofing or repairs

If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, so their quotes cover the same ground.

Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Leave the clearing to a professional. Clear gutters prevent a lot of damp.

Roof surveys around Knightsbridge

Apsley House, about 0.5 miles east, is one of the historic houses in the wider area around Knightsbridge. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. The restricted area over Hyde Park, where drone flights need permission from NATS, is about 1 mile from Knightsbridge. If the drone is used for your survey, the address is checked against it before any flight.

Anyone responsible for a site like Hellenic College of London will know that a written record of a large roof helps plan work for the holidays rather than in term time. If you own a rental within reach of London Victoria station, a dated record of the roof is useful when planning maintenance across a let. For an older house near a landmark such as Deutsche Evangelische Christuskirche, its chimney, valleys and lead work are likely to be the parts that need attention first.

Knightsbridge is about 1 mile north of Brompton, in Greater London. We carry out roof surveys in Knightsbridge for houses, flats, blocks and commercial buildings. Our Greater London coverage includes Knightsbridge and the places around it.

Surveys in SW1X, SW3 and W1K work the same way as everywhere else we cover. If you need a roof survey at a property on Hans Road, Park Lane and Cadogan Lane or anywhere close by, we can survey it. You’ll find Knightsbridge on the A315 and A4202, which makes it simple to reach. If you’re just outside Knightsbridge, we cover Tyburn (1 mile north), Mayfair (1 mile north-east), Hyde Park Estate (1 mile north), Connaught Village (1 mile north) and City of Westminster (1 mile north-east). Further out, we also cover London (3 miles east), St Pancras (3 miles north-east), Shoreditch (4 miles north-east), Walthamstow (8 miles north-east), Hoxton (4 miles north-east) and Whitechapel (4 miles east).

Around Knightsbridge

We work in homes and buildings around Saint Thomas More Language College, St Joseph's Catholic Primary School and Paxtons Head pub. Also close by are Natural History Museum Library and Archives (0.7 miles south-west) and Royal Parks of London (0.5 miles north). The nearest railway station is London Victoria station, roughly 0.9 miles south-east. A little further out are London Lock Hospital (0.6 miles east) and Westminster Synagogue Czech Memorial Scrolls Museum (under half a mile west). For a walk, there is Campden Hill and Greville Place nature reserve.

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the survey around it.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Checking the roof from ground level

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
