Flat roof survey in Knightsbridge

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a report with photographs and our recommendations. We survey EPDM rubber, GRP fibreglass and mastic asphalt, and common reasons people get in touch are raised blisters across the surface and edge trims that have lifted or split.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. In Knightsbridge, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

If any part of the flat roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • The type of building, from a house to a block or an office
  • Whether thermal imaging or a drone is needed
  • Which survey package you book
  • How big the roof is

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

Helping us price your survey

A few details help us suggest the right survey and price. When you contact us, it helps to mention:

  • The reason for the survey, such as buying, a leak or storm damage
  • Where water is showing inside, if it is
  • How the loft is reached, if there is one
  • When you need the report by

To arrange a survey, call 07833 053749 or email us with the address and what you’d like to know about the roof. You will know the price before anything is booked.

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Have the roof looked at again after a severe storm
  • Check the outlets after the leaves fall
  • Check new fixings through the roof are properly sealed
  • Keep records of when the roof was laid and what work has been done

Once we’ve been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.

What we do, step by step

After the inspection, everything we found is written up as a written report with photos, sent to you by email. On timing, most surveys take between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. London terraces rarely offer a view of the whole roof from one spot, so a visit in Knightsbridge moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Before the survey

  • Find any records of previous roof work
  • Tell us about any leaks, stains or damp patches you know of

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

When you need someone else

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • Fragile surfaces, which we don’t walk on
  • Asbestos testing, which needs a specialist asbestos surveyor
  • A promise that the roof will not leak in future

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey. The full list of what we check.

Flat roof surveys in Knightsbridge: local notes

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. There are several hotels within about a mile and a half of Knightsbridge, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

For landlords with property near London Victoria station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Apsley House lies about 0.5 miles east, so building around Knightsbridge goes back a long way. Older homes nearby may have later flat-roofed extensions or dormers, frequently re-covered more than once. For businesses in and around places like Harrods, a flat roof over a business is out of sight and out of mind until it leaks.
