Pre-purchase roof surveys for homes and businesses in Knightsbridge
A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. Our survey isn’t a RICS survey, and it does not replace one. It adds a focused look at the roof on its own, with photos of what we find and written recommendations. The two sit side by side if you want the fullest picture. If you’re worried about a ridge or slope that dips and ponding, blisters or splits on a flat roof, we can find out what’s behind it.
London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, and a home in Knightsbridge could be any of them. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What happens on the day
After the inspection, everything we found is written up in a report with photos, emailed to you. On timing, most surveys take about one to two hours at a typical house, with time for the loft where it can be reached. In Knightsbridge, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We arrange access with you, the agent or the seller.
- The roof is inspected from each safe vantage point, inside and out.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- We email a report with photographs and recommendations, ready for you to use before exchange.
Before we arrive
- Keep pets in another room
- Tell us about any leaks, stains or damp patches you know of
- Let us know about parking near the property

Signs you need a pre-purchase roof survey in Knightsbridge
Gutter problems often look minor from the street. Overflowing water soaks walls and can rot the timber behind. Hidden gutters behind parapets or in roof valleys can send water indoors. We check them as part of the survey.
Here are some of the things we see often:
- Roof slopes that look uneven or sagging
- Blocked or leaking gutters
- Loose pots and cracked flaunching
- Blistered or split felt on a flat roof
Apsley House, about 0.5 miles east, is one of the historic houses in the wider area around Knightsbridge. If you’re buying an older home nearby, it’s worth knowing whether it is listed or in a conservation area before you plan any re-roofing.
Choosing a roof surveyor
- What the report includes, and whether it has photos
- Whether the roof space is looked at, where there is one
- Their drone registration, if they fly one
- Are they insured for the work?

Your questions about pre-purchase roof surveys in Knightsbridge
Are there drone restrictions around Knightsbridge?
Usually it comes down to two things: the airspace at the address and the weather. Knightsbridge is about 1 mile from the edge of the flight restriction zone around London Heliport in Battersea. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. The restricted area over Hyde Park, where drone flights need permission from NATS, is about 1 mile from Knightsbridge. We check whether the address falls inside it, and if it does we apply for permission, which is not always given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. High wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.
Does a conservation area affect roof work in Knightsbridge?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
What’s the best way to book?
Simply ring 07833 053749 or email us with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
Do you cover Knightsbridge for pre-purchase roof surveys?
Yes. Our area covers London and South East England, Knightsbridge included.
Do you need to go inside the property?
If it can be arranged, yes. From the roof space we can see staining, timbers and underlay. If we cannot get in, the report says so.
Does someone need to be in?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
Why it’s worth a survey now in Knightsbridge
Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy means you know about it from day one. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Honest limits
Before booking, it’s worth knowing what a survey will not do:
- Faults hidden behind ceilings, boards or coverings
- Whether the price should change, which is between you and the seller
- The condition of the rest of the house (that is a RICS home survey)
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before you book. What our survey covers.
What we check
- Clay and concrete tiles
- Lead flashings and valleys
- Chimney stacks
- The roof space
- Flat-roofed extensions and dormers
- Gutters and downpipes
- Natural slate
How the survey changes by roof type
Natural slate
Older slate roofs often have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it’s in.
Lead flashings and valleys
Many leaks start at a flashing, so we check each one closely. Any that need attention are photographed and explained.
