Gutter surveys in Knightsbridge

Gutter survey in Knightsbridge: what you get

Eaves gutters at the front of a building are easy to spot but plenty of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We look at them as far as they can be seen safely using vantage points, the roof space and the roof itself where safe. Many leaks indoors start at a hidden gutter. Typical surveys look at gutters that have fallen out of line and cracked or loose downpipes, across outlets and hoppers, downpipes and parapet and box gutters.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

The survey, step by step

After the inspection, everything we found is written up as a written report with photos, emailed to you. On timing, it normally takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Surveys in Knightsbridge can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Knightsbridge homes and their roofs

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses like Apsley House, about 0.5 miles east, show how far back building in the area around Knightsbridge goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to London Victoria station may find that the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark like Deutsche Evangelische Christuskirche, its chimney, valleys and lead work are likely to be the parts that need attention first. Trees in and around Royal Parks of London shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

For landlords and managing agents

Landlords, agents and building managers in Knightsbridge and across Greater London can book any of our surveys. To discuss a property or a block, phone 07833 053749 or use the contact form.

We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the gutter, with photos, which helps you plan work between tenancies.

What a gutter survey does not cover

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Damage hidden inside walls or behind boards
  • Hidden sections we cannot view safely
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

FAQs for Knightsbridge

Will parking be an issue for a roof survey in Knightsbridge?

Usually it’s manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

Do you survey roofs for landlords with property near London Victoria station?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Do you survey underground drains?

No. We look at above-ground rainwater only down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we’ll tell you.

Will the survey check for asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

How much time does the visit need?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

What does a gutter survey cost?

Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, call 07833 053749 or email us.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking and it will help the survey.

How we price gutter surveys

Prices vary from roof to roof, for these reasons:

  • How big the roof is
  • Height and safe access
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How many separate roofs there are, such as extensions, dormers and garages

For a price for your roof in Knightsbridge, ring 07833 053749 or email us and let us know about the roof. The price is agreed before a date is set.

Helping us price your survey

Getting the details right at the start saves time. It helps to include:

  • Access details, such as a loft hatch or a shared roof
  • The type of building and roof, like pitched or flat
  • Why you want a survey: buying, a leak, a storm or new work
  • The property’s address and postcode

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or drop us an email with the details.

Tips that help

Most of what helps is simple and safe from ground level. Our suggestions:

  • Book gutter clearing once a year, more frequently near trees
  • Look for new stains on ceilings below valleys after rain
  • Note any damp stains below the gutters
  • Get trees that overhang the gutters trimmed

Questions about the report are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.

Have your gutters cleared at least once a year, and more often if trees overhang the roof. The best time is typically after the leaves have dropped. Clean gutters can do their job.
