Chimney survey in Knightsbridge

For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. We survey brick chimney stacks, chimney breasts and flaunching, and people most frequently book us about worn or missing pointing and flaunching that has broken away.

Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Knightsbridge are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Use the report as a baseline for future checks
  • Note any damp on chimney breasts and when it appears
  • Find out whether changes to a stack need permission
  • Have brackets on the chimney checked

Once we’ve been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Look at your chimneys from ground level now and then, especially after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.

Honest limits

It’s a careful look at the chimney stack, not the whole story. Its limits include:

  • Flue inspections or sweeping
  • Conditions inside walls
  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access

If in doubt, call 07833 053749 or email us and we will recommend the right survey before you book. What our survey covers.

Roof types and parts we check

  • Brick chimney stacks
  • Chimney breasts
  • Chimney pots and cowls
  • Lead flashings
  • Shared and party-wall stacks
  • Flaunching

Different roofs, different checks

Rendered stacks

Water can get in through cracks and then struggle to dry out. We record any cracking and where it is.

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. Any spalling is noted with photos.

How the survey works

On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. The survey typically takes an hour or two for most homes, a little longer where there are several stacks. London terraces rarely offer a view of the whole roof from one spot, so a visit in Knightsbridge moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

How to prepare

  • Keep pets out of the way during the survey
  • Move anything stored under the loft hatch
  • Let us know about parking before the day

How to book

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To get started, phone 07833 053749 or send us an email.

Knightsbridge homes and their roofs

Historic houses like Apsley House, about 0.5 miles east, show how far back building in the area around Knightsbridge goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you look after a building such as Hellenic College of London, a written record of a large roof helps plan work for the holidays rather than in term time. If your house is among the older ones in the streets near Deutsche Evangelische Christuskirche, old fixings, lead flashings and tall chimneys are typical of older roofs. Living close to Royal Parks of London is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

What you can safely check yourself

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Leave it or get it looked at?

Chimneys are easy to forget because you rarely see the top of them. Defects tend to go unseen until there’s a stain. A survey gives you a clear picture before that happens. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

FAQs for Knightsbridge

Does a conservation area affect roof work in Knightsbridge?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will parking be an issue for a roof survey in Knightsbridge?

Parking in Knightsbridge, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.

What causes damp on a chimney breast?

It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. We check each one and note the most likely cause.
