How a chimney survey works in Connaught Village

On terraced and semi-detached houses, a chimney stack is often shared with next door. We check what can safely be seen and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. Everything is written up with photos and what we recommend. If you are worried about flaunching that has broken away and pots or cowls that look unsafe, a survey will tell you what’s going on.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Why get it checked now?

If you’re buying, find out about the stacks before you exchange. After that, any work is yours to arrange and pay for. A report gives you something specific to put to the seller. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is frequently older than it looks.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.

What you get with us

  • PI and public liability insurance
  • Over 5,000 surveys carried out
  • Over 20 years’ experience
  • Thermal imaging and drones used where they help

See our cost guide and what we found on two real jobs.

Do you need a chimney survey in Connaught Village?

TV aerials, satellite dishes and their brackets are often fixed to chimneys. The extra load in wind can work bricks and joints loose. Any fixings on the stack are checked and recorded.

Most people get in touch when they’ve noticed one of these:

  • Eroded joints in the brickwork
  • Flashings pulling away from the stack
  • Redundant stacks capped without ventilation
  • Bricks with flaking faces

For site and facilities teams at buildings such as Hampden Gurney CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What to check before booking

  • Whether the inside of the roof is included
  • Which limits apply to the survey
  • What experience they bring
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What’s in a roof survey

What happens on the day

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes about one to two hours on an ordinary house, and more on a big or complicated roof. For a visit in Connaught Village, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it’s safe.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Getting ready for the survey

  • Leave side gates unlocked
  • Keep pets out of the way during the survey
  • Tell us about any leaks, stains or damp patches you know of

Arrange a survey

A quick phone call is normally the easiest start: call 07833 053749 or drop us an email, and we will ask about the building and what you need. The price is agreed before a date is set.

Connaught Village: your questions answered

Will parking be an issue for a roof survey in Connaught Village?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available as you book.

Does a conservation area affect roof work in Connaught Village?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you look in the loft space?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Why is my chimney breast damp?

Usually it is water getting in from outside, or condensation in a sealed stack. The survey looks at the stack, the flashings and the capping, and record what we find.

Do you climb onto every roof?

Only where it’s safe to do so. We check everything that can safely be seen: from ground level, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.

Chimney surveys around Connaught Village

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Connaught Village is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Connaught Village has a long history of building, with Handel Hendrix House about 0.9 miles east. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Shop and office owners around Harrods may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Landlords with a home close to London Paddington station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Tips from our surveys

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Never climb onto the roof to look at a chimney
  • Check fixings on the stack are secure
  • Keep track of stains on chimney breasts
  • Keep the report to compare against at the next survey

With a shared stack, the report can help when talking to next door. The photos show the problem and which side it’s on, as far as we could see.

Watch for damp or staining on chimney breasts. Early signs are easier to trace.
