How a chimney survey works in Paddington Green

Our survey covers the structure of the stack and its weathering details. It’s not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we will say so. We’re often asked to look into flashings pulling away from the stack and loose, cracked or missing pots, on shared and party-wall stacks, flaunching and brick chimney stacks.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Paddington Green has one, it needs checking from somewhere that can actually see it.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Why it is worth a survey now in Paddington Green

Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a roofer. In Paddington Green, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Useful tips for Paddington Green property owners

Here are a few things we’d tell any owner:

  • Find out whether changes to a stack need permission
  • Leave close inspection to people with safe access
  • Check that disused chimneys can still breathe
  • Book a sweep for flues that are in use

Where another specialist is needed, like a structural engineer or sweep, we explain why. It gives them a clear starting point.

Check redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

FAQs for Paddington Green

Does a conservation area affect roof work in Paddington Green?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

I let a flat near London Paddington station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.

What does a chimney survey cover?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the loft space where we can reach. You get a written report with photos.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

How much does a chimney survey cost in Paddington Green?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

Should a redundant chimney be removed?

It depends on its condition and your plans. We record how the stack is doing and whether it’s capped with ventilation. In a conservation area or on a listed building, changes may need consent.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s inside the brickwork or behind render, without opening up
  • Checks on boilers, fires or their flues
  • A structural engineer’s assessment

If in doubt, call 07833 053749 or send us an email and we’ll point you to the right survey before booking. What a survey covers and does not.

What happens on the day

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take about one to two hours for most homes, a little longer where there are several stacks. In Paddington Green, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photographs and recommendations, is emailed to you.

Advice

What a survey costs

When we price a survey, we consider:

  • The height of the building and how the roof can be seen safely
  • Commercial roofs and larger buildings
  • The package you choose: Basic, Standard or Premium
  • How big the roof is

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Booking your survey

The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:

  • Dates you are working to, such as exchange
  • Photos of the roof, taken safely from ground level or a window
  • The reason for the survey, like buying, a leak or storm damage
  • Access details, such as a loft hatch or a shared roof

We survey roofs on weekdays and at weekends. To find a date that works for you, ring 07833 053749 or send us an email with the address and the days you’d prefer.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
