About our chimney survey in Lisson Grove

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. Everything is written up with photos and what we recommend. If you’ve noticed flashings pulling away from the stack and a stack that appears to lean, we can find out what’s behind it.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Lisson Grove, as across London, that is why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the chimney stack, the defects we found and what we recommend.

How it works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, take photographs as we go and make notes for the report. Most visits take about 1–2 hours at a house, as part of a look at the roof around the stack. London terraces rarely offer a view of the whole roof from one spot, so in Lisson Grove we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. We check the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

How we price chimney surveys

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • Basic, Standard or Premium
  • House, block, shop or office
  • How tall the building is and how easy the roof is to see
  • The number of roofs, including extensions and garages

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

What we need to know

To price your survey accurately, we’ll ask about:

  • Pictures of the roof from a safe spot, if you have them
  • Whether there is a loft hatch, a shared roof or tricky access
  • The property’s address and postcode
  • Where water is showing inside, if it is

Getting a price is simple: just phone 07833 053749 or use the contact form and give us some details about the property and we will explain which survey suits. The price is agreed up front.

What we’re asked to look at in Lisson Grove

A stack takes the weather from every direction. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. Most people book after spotting damp or a loose pot, or before buying.

Look out for signs like these:

  • Mortar washing out of the joints
  • Flaunching that has broken away
  • Loose, cracked or missing pots
  • A stack that appears to lean

Anyone responsible for a site like Gateway Academy will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Choosing a roof surveyor

  • Whether you can ask questions once you have the report
  • How long the report takes to arrive
  • Will they check the loft as well as the outside?
  • Their insurance cover

What’s in a roof survey

Different roofs, different checks

Lead flashings

Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. Any spalling is noted with photos.

Chimney surveys around Lisson Grove

With Winfield House about 0.4 miles north-east, Lisson Grove sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. If your home in Lisson Grove is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Knowing the covering helps explain which parts of a roof are likely to need work first.

The streets around a church such as St Paul's Community Church are frequently among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Trees in and around Regent's Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Why act early in Lisson Grove

If you are buying, find out about the stacks before you exchange. Once you’ve exchanged, the work is down to you. A report gives you something specific to put to the seller. In Lisson Grove, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Checking the roof from the ground

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Questions from Lisson Grove

Is parking a problem for a survey in Lisson Grove?

It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.

Does a conservation area affect roof work in Lisson Grove?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

What happens after the survey?

You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Will you check the chimney is safe to use with a fire?

No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp, and we will say if anything suggests the flue needs checking.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

What does the report include?

It works through the roof part by part, in writing and with photos. The most urgent items are made clear.
