- Thin or uneven insulation in the roof
How a thermal roof survey works in Lisson Grove
Wet insulation under a flat roof covering holds heat for longer than dry. That means a wet area can show up as a different temperature from the rest of the roof. It helps us see how far water may have spread under the covering, which is hard to judge by eye. Moisture readings are then used to check what the camera suggests. We survey flat roofs, loft conversions and insulated roof spaces, and people most often book us about water that travels before it shows and thin or uneven insulation in the roof.
London roofs sit shoulder to shoulder in terraces and blocks, so privacy and neighbours matter as much as the view. We take care to focus on the roof we’ve been asked to look at, in Lisson Grove as anywhere. Let us know about the building and access as you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.
If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

What we do, step by step
After the inspection, everything we found is written up as a written report with photos, emailed to you. On timing, most surveys take roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. In a London area like Lisson Grove, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it’s safe.
- Thermal images are taken across the roof and, where there is safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
Before we arrive
- Agree roof access with the managing agent if it’s shared
- If you are buying, let the agent know when we are coming
- Leave side gates unlocked

FAQs for Lisson Grove
Can you fly a drone over a roof in Lisson Grove?
It depends on the exact address and the weather on the day. The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Lisson Grove. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Lisson Grove is about 2 miles from the restricted area over Hyde Park, where drone flights need permission from NATS. We check whether the address falls inside it, and if it does we apply for permission, which isn’t always given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. High wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.
Is parking a problem for a survey in Lisson Grove?
It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.
Is thermal imaging included in your surveys?
Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.
How quickly is the report sent?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Can you check my loft insulation with a thermal camera?
Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it is colder outside. Where we can reach the loft safely, we check there too.
How experienced are you?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
Tips that help
A few practical points come up again and again on our surveys. They apply to most roofs:
- Check the loft can be reached safely
- Take photos of stains as they appear, so we can compare
- Keep the report to compare against after any repair
- Note where damp appears and after what weather
If the images suggest moisture that can’t be confirmed, we’ll say what would help next, for instance electronic leak detection or a roofer opening up a small section.
Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.
Thermal roof surveys in Lisson Grove: local notes
Lisson Grove has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.
If you look after a building such as Gateway Academy, thermal images can show where wet insulation sits under a big flat roof. If you live in an older home near St Paul's Community Church, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from above or with a thermal imager helps. If you run a business near Kingly Court, a commercial roof can be photographed from above without anyone walking on it.

DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
