Roof leak investigations in Lisson Grove

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Roof leak investigation in Lisson Grove: what you get

On a flat roof, water can travel a long way under the covering. Common causes are splits and blisters, tired upstands and outlets that don’t drain. Standing water puts extra pressure on every weak point. We check both the covering and the room underneath. Flat roofs over extensions, garages and dormers are frequent sources of leaks. An ageing felt roof is a frequent culprit. We survey slate and tile slopes, the roof space and chimney stacks, and the problems we are asked to look at most are damp underlay across a wide area and damp on a chimney breast.

Water getting into a London home frequently comes from a detail you can’t see from the street: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. For a leak or storm damage in Lisson Grove, those hidden details are where the inspection begins. A hidden gutter that overflows can send water a long way before it shows.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What a roof leak investigation doesn’t cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • An intermittent leak that shows no trace on the day
  • What’s under the covering or behind the plaster
  • Water from pipes, tanks or heating systems

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before booking. What our survey covers.

Roof types and parts we check

  • Slate and tile slopes
  • Chimney stacks
  • Rooflights and dormers
  • The roof space
  • Lead flashings
  • Flat roof details
  • Valleys and parapet gutters

What happens on the day

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. For a visit in Lisson Grove, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it is safe.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Note where any stains or damp appear
  • Keep pets inside or away from the areas we’re looking at

Wind, rain and roofs in Lisson Grove

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Lisson Grove is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Different coverings let water in at different points, which shapes where the search starts. The wider area around Lisson Grove has a long history of building, with Winfield House about 0.4 miles north-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you own one of the older houses in the streets near St Paul's Community Church, lead flashings, valleys and old chimneys are typical places for water to get in. Living close to Regent's Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Why get it checked now?

A small drip today can be a bigger leak after the next storm. Wind lifts loose slates further and gaps widen. Tracing it now lets you plan the work rather than react to it. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Questions from Lisson Grove

Will parking be an issue for a roof survey in Lisson Grove?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Does a conservation area affect roof work in Lisson Grove?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Why is not the leak directly above the stain?

Water follows the easiest path, not the shortest. On a pitched roof it often runs down a rafter before it finds a way through the ceiling. Tracing that path is the heart of a leak investigation.

How do you tell a leak from condensation?

Condensation can look very like a leak. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern of damp and the ventilation, then say which is most likely.

What happens after the survey?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

What we’re asked to look at in Lisson Grove

Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, while some very old roofs have nothing under the coverings. On slate roofs, slipping is often caused by corroded nails.

Look out for signs like these:

  • Drips in the loft during heavy rain
  • Water that shows only in certain storms
  • Ceiling stains that grow after rain
  • Condensation that looks like a leak

For site and facilities teams at buildings like Gateway Academy, on a building that size, finding the source of a drip means looking well beyond the stain.

Questions to ask before you book

  • How long the report takes to arrive
  • Which limits apply to the survey
  • Whether you get a written report with photos
  • Whether the loft is part of the inspection

What a roof survey includes

Before and after the survey

Small things make a difference. Some pointers:

  • Clear the loft hatch so we can get in
  • Record whether it leaks in every downpour or only some
  • Have an electrician check any wet fittings
  • Take dated photos of the leak

If there are several possible sources, we list them in order of likelihood. We say which items need prompt attention, so you know what to deal with first.

Check the loft after heavy rain, with care and a good torch. Watch for water marks, wet underlay and damp wood. Take photos of anything that changes.
