Hyde Park Estate Roof Leak Investigation

A careful look at the leaking roof at your property in Hyde Park Estate, with photos and a written report.

  • Stains around a skylight
  • Drips from nail tips in a cold loft
  • Water marks that spread in wet weather

Roof leak investigations for Hyde Park Estate homes and businesses

Before and after the survey

From years of surveys, a few habits stand out as worth the effort:

  • Stay off ladders and the roof
  • Make sure the loft is accessible
  • Record whether it leaks in every downpour or only some
  • Put a bucket under the drip and move valuables

We email the report to you, with photographs of what we found. It explains the likely entry point, the route the water takes and our recommendations. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

Have flashings and flat roofs looked at every few years. Flashings, valleys and flat roof details are frequent weak points, and catching wear early keeps water out.

Roof leak investigation in Hyde Park Estate: what you get

Not every drip is a leak. In a badly ventilated roof space, condensation can form under the roof and drip, leaving marks that look just like rainwater. Telling the two apart matters, because they need very different work. We check the pattern of damp, the weather and the ventilation before reaching a view. We survey the roof space, lead flashings and chimney stacks, and the problems we are asked to look at most are damp ceilings under a flat roof and staining around the chimney inside.

Water getting into a London home often comes from a detail you cannot see from the street: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. Whether you are tracing a leak or recording storm damage in Hyde Park Estate, those are among the first places to look. Water from a hidden gutter can run along joists and show up a room or two away.

If any part of the leaking roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

What we do, step by step

Every roof is different, but as a rough guide the survey takes between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. If you have questions on the day, just ask. In Hyde Park Estate, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Advice

Why get it checked now?

Water and electrics do not mix. Keep away from any fitting that water is reaching and have an electrician check it. Finding where the water is getting in should follow straight away. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Hyde Park Estate roofs and the weather

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Hyde Park Estate is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. The covering and its details give the first clues when tracing where water is coming from. The wider area around Hyde Park Estate has a long history of building, with Handel Hendrix House about 1 mile east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as Church of St John the Evangelist, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. If you look after a building such as Hampden Gurney CofE Primary School, tracing a leak on a big roof starts with where the water appears and works back. Trees in and around Hyde Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

What we look for on each type of roof

Slate and tile slopes

Ridge and hip tiles can loosen as their mortar cracks. Rain can then run in at the ridge.

Chimney stacks

Our chimney check is a visual inspection of the stack, and it isn’t a flue or gas safety check.
