Tyburn: your questions answered

Do you cover Tyburn?

We do. The survey and report are the same in Tyburn as anywhere else.

Will parking be an issue for a roof survey in Tyburn?

It can be, so it is useful to let us know about permits, visitor bays or off-street space when booking. The visit is then planned around what’s available.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you take photos of the roof?

Yes. Photographs are taken throughout the survey, and they go into the written report.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

What does the report include?

A written report with photos, explaining the condition of the leaking roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Do you use drones?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Roof leak investigation in Tyburn: what you get

Roof leaks rarely show up where you’d expect. It can run along a rafter, a batten or the underlay before it drips, so the stain on your ceiling is seldom right under the hole. We follow it back towards where it starts, one likely route at a time. Patching the spot above the stain often misses the real cause. Finding the route first lets the repair go where it is needed. Typical surveys look at stains around a skylight and water that shows only in certain storms, across flat roof details, chimney stacks and valleys and parapet gutters.

Many London homes are well over a century old and their roofs have been patched more than once, so a new leak can be the latest sign of wear rather than a single event. Insurers typically exclude wear and tear, so it helps to know whether damage is old or new. That’s as true in Tyburn as anywhere in London. A written record with photographs helps you explain what was found to whoever deals with it next.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

The survey, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes about one to two hours, more where the leak is intermittent or the roof is large. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Tyburn runs like any other.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Before we arrive

  • Mention any parking restrictions on your street
  • Have any paperwork from past roof work to hand
  • Keep pets in another room

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Don’t climb onto the roof to look
  • Have an electrician check any wet fittings
  • Let us know about any past repairs to the roof
  • Record whether it leaks in every downpour or only some

Where we find more than one possible route, we say which is most likely and why. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.

Do not block the vents at the eaves. Good airflow reduces condensation, and condensation is a common false alarm. Make sure insulation does not block airflow at the eaves.

What happens if roof problems are left?

Lingering damp encourages mould on ceilings and walls. It’s unpleasant, and it is harder to deal with once established. Stopping the water is the first step. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Wind, rain and roofs in Tyburn

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Each of these roof types has its own typical places for water to get in. With Handel Hendrix House about 0.8 miles east, Tyburn sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For landlords with property near London Paddington station, a tenant living with a leak needs the cause found, not just the stain painted over. If you look after a shop, office or commercial unit, for example near Harrods, a quick answer on where water is coming in keeps a business running.

How we price roof leak investigations

When we price a survey, we consider:

  • Features like valleys, chimneys, dormers and parapets
  • How many separate roofs there are, such as extensions, dormers and garages
  • Which survey package you book
  • How tall the building is and how easy the roof is to see

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

What we need to know

Before you get in touch, it’s useful to have:

  • Your postcode, so we can check access and travel
  • The style of property, from a terrace to a block
  • Anything about access we should know
  • Dates you are working to, such as exchange

A quick phone call is usually the easiest start: call 07833 053749 or send us an email and we will ask a few questions about the roof. You will have a price before anything is arranged.

What we are asked to look at in Tyburn

When a slate slips or a tile cracks, the underlay takes the water. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. On slate roofs, slipping is often caused by corroded nails.

Look out for signs like these:

  • Leaks below a flat extension roof
  • Ceiling stains that grow after rain
  • Leaks at a dormer or roof window
  • Damp patches next to the stack

Take an older house close to Church of the Annunciation: old mortar, worn lead and slipped slates are the usual suspects when water gets in.
