Gutter surveys near Tyburn

Gutter survey in Tyburn: what you get

Damp on walls, water marks under a valley or streaks down the brickwork frequently trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from whatever is safely visible. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so. The next step is suggested too. If you’ve noticed water spilling over the gutter edge and overflowing valley or parapet gutters, we can find out what’s behind it.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Tyburn as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

Why act early in Tyburn

A dripping joint or sagging bracket won’t get better on its own. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Gutter survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

Your questions about gutter surveys in Tyburn

Does a conservation area affect roof work in Tyburn?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can parking be tricky for a visit in Tyburn?

Typically it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

What happens next?

The report arrives by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Is a Saturday or Sunday visit possible?

Yes. We survey on weekdays and at weekends. To find a day that suits, call 07833 053749 or send us an email.

Could my damp wall be caused by the gutters?

Overflowing gutters frequently lead to damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so as far as we can tell from what’s visible.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you test soffits or gutters for asbestos?

No. We don’t test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

What we do, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. London terraces rarely offer a view of the whole roof from one spot, so a visit in Tyburn moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A written report with photographs and recommendations follows.

How to prepare

  • Mention any parking restrictions on your street
  • Move anything stored under the loft hatch
  • Note where any stains or damp appear

Honest limits

It’s a careful look at the gutter, not the whole story. Its limits include:

  • What’s behind fascias and inside walls
  • Asbestos testing of old gutters, downpipes or soffits

Local roofs in Tyburn

The wider area around Tyburn has a long history of building, with Handel Hendrix House about 0.8 miles east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Tyburn is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

For businesses in and around places like Harrods, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you look after a building such as Hampden Gurney CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of London Paddington station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What a survey costs

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets
  • If the survey needs thermal imaging or a drone
  • How many separate roofs there are, like extensions, dormers and garages

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the exact price before booking.

Booking your survey

You do not need to know any roofing terms. It is enough to tell us:

  • Any photos you have, taken from ground level or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • Where water is showing inside, if it is
  • Access details, such as a loft hatch or a shared roof

You can call us seven days a week. To book or ask a question, phone 07833 053749 or email us.

Before and after the survey

These tips come from what we see on roofs every week:

  • Get the gutters cleaned out every year
  • Include valley, parapet and box gutters when clearing
  • Watch for green marks down the brickwork
  • Get trees that overhang the gutters trimmed

You receive a written report with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they know what needs doing.

Do not forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so ask for them to be included when gutters are cleared.
