Gutter surveys in Paddington

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

About our gutter survey in Paddington

We check the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It’s not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. Typical surveys look at dripping or leaking gutter joints and leaves and moss blocking gutters, on downpipes, parapet and box gutters and valley gutters.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

What you get is a clear record of the gutter on the day we saw it. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

When to book a survey in Paddington

Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. A choked outlet soon means a full, overflowing gutter.

Signs worth acting on include:

  • Downpipes that are split or coming away
  • Water spilling over the gutter edge
  • Leaks at the gutter joints
  • Choked outlets or hopper heads

If you let a flat or house near London Paddington station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Questions to ask before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Their insurance cover
  • Whether the loft is part of the inspection
  • How soon the report will arrive

What a gutter survey looks like in Paddington

Historic houses such as Winfield House, about 1 mile north, show how far back building in the area around Paddington goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

For an older house near a landmark such as Church of St John the Evangelist, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings such as International Community School, a written record of a large roof helps plan work for the holidays rather than in term time.

FAQs for Paddington

Is my home in Paddington listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can parking be tricky for a visit in Paddington?

Parking in Paddington, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Will you photograph what you find?

Yes, every report has them. Each finding is shown in a picture where possible.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.

Will you walk on the roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

What we do, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect an hour or two for a house, rising to roughly 3–4 hours on a commercial building. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • Check pets are kept safely away
  • Make sure the loft hatch can be reached
  • Tell us about parking before the day

Why get it checked now?

Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone will not solve it. Checking the gutters first helps you spend in the right place. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.
