Gutter surveys for Little Venice homes and businesses

Gutter survey in Little Venice

A gutter needs a steady fall towards its outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over at the low points. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. We’re often asked to look into blocked outlets and hoppers and rotten fascias or stained soffits, across parapet and box gutters, eaves gutters and outlets and hoppers.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

How we price gutter surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Which survey package you book
  • The number of roofs, including extensions and garages
  • Height and safe access
  • Commercial roofs and larger buildings

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

There’s no need for technical words. Just let us know:

  • Any deadline, like an exchange date
  • The property’s address and postcode
  • Any stains, drips or damp patches you’ve seen indoors
  • How the loft is reached, if there is one

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or send us an email.

Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Leave gutter checks at height to someone equipped for it
  • Keep climbers away from the eaves
  • Watch the gutters during heavy rain
  • Watch for green marks down the brickwork

If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Get the gutters cleared every year or more frequently near trees. The best time is normally after the leaves have dropped. Clean gutters can do their job.

DIY checks: what’s safe

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Local roofs in Little Venice

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Little Venice has a long history of building, with Winfield House about 1 mile north-east. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

If you run a business near Kensington Arcade, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For landlords with property near London Paddington station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What happens on the day

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. If you have questions on the day, just ask. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Little Venice moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • Let us know about parking before the day
  • Move anything stored under the loft hatch
  • Check pets are kept safely away

Arrange a survey

What we are asked to look at in Little Venice

A good many tiled and slate roofs carry moss, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and gives plants somewhere to grow.

Here are some of the things we see often:

  • Fascia boards damaged by overflowing water
  • Valley or box gutters that overflow inside
  • Leaves and moss blocking gutters
  • Choked outlets or hopper heads

Take an older house close to St Saviour's Church: old fixings, lead flashings and tall chimneys are typical of older roofs.
