Drone roof surveys near Little Venice

Leave it or get it looked at?

Close-up photos make conversations with roofers clearer. They show the location and extent of each defect, which helps when you ask for quotes. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Drone roof survey starts from £400, including VAT.

What you get with us

How a drone roof survey works in Little Venice

From the air, the outer surfaces are clear, but it cannot see inside. We check the loft from inside where it is safe, since that is where leaks and condensation frequently show first. Together, the two give a fuller picture. The report sets out what the drone showed and what we found inside. If there’s no safe loft access, the report says so. We are often asked to look into vegetation in valleys and gutters and worn lead at chimneys and walls, on fragile roofs, chimney stacks and flat roofs on upper floors.

In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy, in Little Venice as anywhere. Tell us about the building and access when you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Little Venice: your questions answered

Will parking be an issue for a roof survey in Little Venice?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Is drone flying allowed in Little Venice?

Typically it comes down to two things: the airspace at the address and the weather. Little Venice is about 2 miles from the edge of the flight restriction zone around London Heliport in Battersea. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. The restricted area over Hyde Park, where drone flights need permission from NATS, is about 2 miles from Little Venice. We check whether the address falls inside it, and if it does we apply for permission, which isn’t always given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Strong wind or heavy rain also stops a small drone flying.

How long is the visit?

That depends on the size and shape of the roof; most visits take about one to two hours at a house, including the airspace and weather checks before take-off. The written report follows by email.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Does the report include photographs?

Yes. We photograph the roof as we go, and they go into the written report.

Will you go up on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

How do I arrange a drone roof survey in Little Venice?

Simply phone 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

The survey, step by step

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Little Venice runs like any other.

  1. You give us the address so we can check the airspace.
  2. If permission is needed, we ask for it ahead of the visit.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
  5. Your report arrives by email, with close-up photos and recommendations.

Preparing for the visit

  • Agree roof access with the managing agent if it is shared
  • If you are buying, check with the agent that we can get in
  • Dig out any old roof reports or invoices

What we look for on each type of roof

Large commercial roofs

Fragile roof sheets and roof lights can be dangerous to walk on. A drone keeps everyone off them.

Steep slate and tile slopes

Old slates and clay tiles can crack underfoot. The drone sees them without touching them, so the survey does not add damage.

Flying and imaging in Little Venice

Little Venice is about 2 miles from the edge of the flight restriction zone around London Heliport in Battersea. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

If you look after a shop, office or commercial unit, for example near Kensington Arcade, thermal images can show trapped moisture across a wide commercial roof. Take an older house close to St Saviour's Church: older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. For a London address like Little Venice, it is useful to know about controlled parking before the day, along with any off-street space.

What a drone roof survey doesn’t cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Close-up photos of next door’s property
  • Structural calculations (that’s a structural engineer’s job)
  • Photos in conditions too poor to fly

If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey before you book. The full list of what we check.
