Can I check my roof myself?

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

New roof snagging in Little Venice

A snag is a fault or unfinished detail left when work is done. Roof snags often show at ridges, verges, valleys and flashings, where the detailing is hardest. We inspect as far as can be seen safely and photograph each snag. Typical snags include loose ridge tiles, poorly dressed flashings and debris left in gutters. If you’ve noticed vents that weren’t fitted or are covered and gaps at new flashings, a survey will tell you what’s going on, whatever the roof.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, like flat roofs, new flashings and junctions with the original slopes. For a purchase in Little Venice, or for new roofing work there, those junctions deserve a careful look. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

The report records the new roof as we found it on the day. It’s useful right away, and a good reference for later, such as when you want to compare after future work.

What affects the cost of new roof snagging

The price reflects the time and kit the roof needs. The main factors are:

  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The use of thermal imaging or a drone
  • Height and safe access

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What to tell us when you contact us

When you call or email, these details help:

  • Pictures from the garden or a window, if you have them
  • The property’s address and postcode
  • Where any leaks, stains or damp patches show inside
  • What made you get in touch

A quick phone call is usually the easiest start: call 07833 053749 or email us and we’ll ask a few questions about the roof. The price is agreed before a date is set.

The survey, step by step

The visit has one job: to look at the new roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. In Little Venice, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us as you book.

  1. First, we note any deadlines and concerns.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

Getting ready for the survey

  • Point out any leaks or damp patches
  • If you are buying, let the agent know when we’re coming
  • Leave a clear route to the loft

Arrange a survey

We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, phone 07833 053749 or send us an email with the address and the days you’d prefer.

Questions from Little Venice

Is parking a problem for a survey in Little Venice?

It can be, so it is useful to let us know about permits, visitor bays or off-street space as you book. That way the visit can be planned around it.

Is Little Venice in the area you cover?

Yes, Little Venice is within the area we cover. We survey roofs across London and South East England. Just phone 07833 053749 or email us and let us know about the property, and we will talk through which survey suits.

How long will you be on site?

Most house visits take about 1–2 hours, and longer for large or complex roofs.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We can only inspect what we are given access to.

Do you use drones?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

Common roof problems in Little Venice

Flashings are a common source of snags. If they’re poorly dressed or fixed, water can get in sooner rather than later.

Typical things we are asked to look at include:

  • Flashings not properly dressed or fixed
  • Tiles or slates sitting out of line
  • Ridge and hip tiles not properly fixed
  • Verge tiles or slates not secured

Controlled parking zones are common in London, so mention any permit rules for Little Venice, along with any off-street space.

Before you book anyone

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Is VAT included in the price?
  • Whether the loft is part of the inspection
  • Do they have a CAA Flyer ID and Operator ID for drone work?

Why it’s worth a survey now in Little Venice

Offcuts left in a gutter can block it that soak walls. Finding it now is simpler than tracing damp later. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there’s time to plan.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. New roof snagging starts from £150, including VAT.

What you get with us

  • An independent view of the roof
  • Drone and thermal imaging surveys available
  • Every finding written up with photos

New roof snagging in Little Venice: local notes

About 1 mile north-east lies Winfield House, a reminder of how long the area around Little Venice has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Take an older house close to St Saviour's Church: the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you own a rental within reach of London Paddington station, a written report helps before buying a rental or paying for a new roof on one.
