Independent new roof snagging in Maida Vale

New roof snagging for homes and businesses in Maida Vale

Ideally, book snagging before you settle the final invoice, while the roofer is still on hand. If that is passed, it is worth checking before a defects or warranty period ends. That gives you time to raise any snags. Our report gives you a clear, photographed list of snags to send to your roofer in good time. If you are worried about signs of condensation in the roof space and underlay ending short at the eaves, a survey will tell you what’s going on.

London terraces and converted houses frequently share a roof line, chimney stacks and gutters with the house next door. For a purchase or a new roof in Maida Vale, that shapes what can be checked: only the parts we’re given access to and can see safely are inspected. For a flat, the lease usually says who looks after the roof.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What we are asked to look at in Maida Vale

Snags happen on many building jobs. Fiddly details are frequently where things go wrong, especially when the weather is against them.

A survey can pick up problems like:

  • Underlay not dressed into the gutter
  • Broken coverings left on a new roof
  • Cracked mortar at the ridge or hips
  • Gutters or fascias damaged during the job

Controlled parking zones are common in London, so mention any permit rules for Maida Vale, along with any off-street space.

Questions to ask before you book

  • What they won’t be able to tell you
  • Which parts of the roof they’ll actually see
  • Will they check the loft as well as the outside?
  • How long they’ve been surveying roofs

What a good roof survey covers

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Look for marks or cracks left by the work
  • Check ceilings and the loft after heavy rain
  • File all paperwork for the new roof
  • Tell your roofer the work will be inspected

Once the work is finished, check the ceilings and loft after the next downpour. Raise any new signs of water with your roofer promptly.

Watch for leaks, damp or loose pieces in the first months. It is simpler to raise problems soon after the job.

Local roofs and buyers in Maida Vale

Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. The wider area around Maida Vale has a long history of building, with Winfield House about 1.1 miles east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If yours is one of the older homes in the streets near St Peter Elgin Avenue, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. For landlords with property near Kilburn High Road station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

How the survey changes by roof type

Underlay and ventilation

From the loft, we check the underlay and look for condensation.

Valleys

Offcuts in a valley can hold water. Leftover debris is recorded.

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

What we can’t see

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Details hidden from sight
  • Settling a dispute with your roofer or builder
  • How the roof will perform for years to come

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and doesn’t.

What we look at

  • Loft conversions and dormers
  • New-build homes
  • Ridges and verges
  • Replacement roofs
  • New flat roofs
  • Flashings and valleys

The survey, step by step

After the inspection, everything we found is written up as a report with photographs. As for time on site, it usually takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Surveys in Maida Vale can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We start by finding out what was replaced and what worries you.
  2. The coverings, ridges, hips and verges are checked as far as can safely be seen.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. The loft space is looked at where safe, along with any mess or damage left after the work.
  5. The snags are written up with photos for you to share with your roofer.

Before the survey

  • Let us know about parking before the day
  • Dig out any old roof reports or invoices
  • Unlock side gates and any roof access doors

How to book

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.

Related advice

Maida Vale: your questions answered

Will parking be an issue for a roof survey in Maida Vale?

Usually it is manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

Do you cover Maida Vale?

Yes, Maida Vale is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

What do you check on a new roof?

Coverings, ridges, verges, hips, valleys and flashings are all checked plus gutters, ventilation and visible underlay at the eaves. We look for leftover debris and knock-on damage too.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

What if it rains on the day?

Light rain does not typically stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
