FAQs for Maida Vale
Do you cover Maida Vale?
Yes, Maida Vale is within the area we cover. We cover the whole of London and South East England. Just call 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.
Does a conservation area affect roof work in Maida Vale?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
How long does the visit take?
The visit normally takes an hour or two at a typical home, and about three to four hours for a commercial roof. We will give you an idea of timing as you book.
How experienced are you?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.
Can you trace a leak in dry weather?
In many cases, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Some leaks only show in particular weather, so your photos and notes from wet days are very useful.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Will you walk on the roof?
Only if it’s safe. We inspect whatever is safely visible: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.
Roof leak investigation in Maida Vale: what you get
Some ‘leaks’ are not leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, leaving marks that look just like rainwater. Telling the two apart matters, because they need very different work. We look at the pattern of damp, the weather and the ventilation before reaching a view. Typical surveys look at wet patches on loft insulation and leaks that appear only in driving rain, across flat roof details, the roof space and rooflights and dormers.
In London, leaks frequently start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. Whether you are tracing a leak or recording storm damage in Maida Vale, those are among the first places to look. Water from a hidden gutter can run along joists and show up a room or two away.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What to tell us when you contact us
A little information up front helps. It helps to include:
- The address and postcode of the property
- The kind of building and roof involved
- Why you want a survey: buying, a leak, a storm or new work
- Pictures of the roof from a safe spot, if you have them
Unsure which package suits your roof? It is easiest to call 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will explain the options and the price.
How the survey changes by roof type
Parapet and box gutters
Parapet and box gutters sit behind walls or inside the roof. A blocked outlet sends water over the lining and into the building.
Lead flashings
Water from a failed flashing can travel down the wall or along a rafter. We check every flashing that could feed the stain.
What we can’t see
It helps to know what a survey won’t do before booking:
- What’s under the covering or behind the plaster
- An intermittent leak that shows no trace on the day
- Whether rotten timbers meet design loads
If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before you book. What a survey covers and does not.
What we look at
- Chimney stacks
- The roof space
- Lead flashings
- Flat roof details
- Rooflights and dormers
- Valleys and parapet gutters
- Slate and tile slopes
Maida Vale roofs and the weather
Historic houses such as Winfield House, about 1.1 miles east, show how far back building in the area around Maida Vale goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Where water gets in depends a good deal on what the roof is made of and how it is detailed.
For businesses in and around places like O2 Centre, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. If you live in an older home near St Peter Elgin Avenue, water on an older roof tends to find its way in at the lead, the valleys or the chimney. Anyone responsible for a site like Essendine Primary School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Tips that help
Here are a few things we’d tell any owner:
- Take dated photos of the leak
- Do not climb onto the roof to look
- Check the loft is accessible
- Record whether it leaks in every downpour or only some
If condensation is the cause, we explain it, with recommendations on ventilation. It saves chasing a leak that is not there.
Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.
For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it when you book and we’ll plan the survey around it.
What happens on the day
We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take between one and two hours, more where the leak is intermittent or the roof is large. London terraces rarely offer a view of the whole roof from one spot, so in Maida Vale we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.
- You pick a Basic, Standard or Premium Survey.
- A visit is booked for a weekday, Saturday or Sunday.
- The investigation works from the stain back to the roof.
- Where it is useful and included, we take moisture readings and use thermal imaging.
- You get photos, the likely cause and clear recommendations.
