Roof survey in Maida Vale, Greater London
A roof condition survey for homes and buildings for Maida Vale and the rest of Greater London. Surveys run on weekdays, Saturdays and Sundays.
- Loose ridge or hip tiles
- Valley linings that have cracked or split
- Blocked, sagging or leaking gutters
The survey, step by step
Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. The survey normally takes about 1–2 hours at most homes, and about three to four hours for a commercial roof. Surveys in Maida Vale can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- You let us know about the property and any concerns.
- We agree a date, on a weekday, Saturday or Sunday.
- We look at the roof from every safe viewpoint, inside and out.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- We email a photo-illustrated written report and recommendations.

Advice
How a roof survey works in Maida Vale
People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. The approach is the same in each case: a careful look, then a clear written report. Visits run on weekdays and at weekends, so it’s easy to find a day that suits. If you’ve noticed worn or blocked valleys and water stains on rafters and ceiling joists, we can find out what’s behind it.
London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Maida Vale as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How the survey changes by roof type
Natural slate
Slate is common on older homes in London and South East England. Widespread slipping usually points to corroded nails, which we describe in the report.
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Cracks in a lead valley can send water into the roof.

Why act early in Maida Vale
It is easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

When you need someone else
Some things cannot be seen without opening up the roof, so a survey has limits:
- A promise that the roof won’t leak in future
- The condition of the rest of the building (that’s a RICS home survey)
- Whether the roof structure meets design loads
If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.
What we check
- Natural slate
- Lead flashings
- Chimney stacks
- Flat roofs
- Ridges, hips and valleys
- Clay and concrete tiles
- The roof space
Should I look at the roof myself first?
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
Maida Vale questions
Can parking be tricky for a visit in Maida Vale?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available as you book.
Is drone flying allowed in Maida Vale?
The answer turns on the exact location and the conditions on the day. The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Maida Vale. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone can’t fly safely in high wind or heavy rain, though the rest of the survey goes ahead either way.
How soon is the report ready?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.
How long will you be at the property?
Allow between one and two hours for most homes, depending on how many separate roofs there are. We’ll confirm what to expect when we arrange the visit.
Can you tell me how long my roof will last?
We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
Can you inspect a terraced or semi-detached roof?
Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Local roofs in Maida Vale
About 1.1 miles east lies Winfield House, a reminder of how long the area around Maida Vale has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you live in an older home near St Peter Elgin Avenue, its roof may have old fixings, lead flashings and chimneys that need a closer look. Homes near green spaces such as Emslie Horniman's Pleasance can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

What we are asked to look at in Maida Vale
Not every roof problem comes from outside. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It can look like a leak.
Most people get in touch after spotting one of these:
- Gutters that overflow in heavy rain
- Slipped, cracked or missing slates and tiles
- Standing water on a flat roof
- Leaning or weathered chimney stacks
Shop and office owners around O2 Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
