How the survey changes by roof type

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. The report shows where it’s cracking and how far it seems to extend.

EPDM rubber

EPDM often lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.

How a flat roof survey works in Maida Vale

Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. Common reasons to book are outlets choked with leaves and silt and damaged trims at the roof edge, across mastic asphalt, EPDM rubber and upstands and outlets.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. Which one is on a roof in Maida Vale shapes how it’s checked. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

After the visit, you get a report with photos, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

Why act early in Maida Vale

Most flat roofs are out of sight, so they’re easy to forget. Owners often learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Flat roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Common questions in Maida Vale

Do you cover commercial flat roofs around Maida Vale?

Yes, commercial buildings, hotels included, are part of the work. Access to the roof is sorted out with whoever manages the building before the day.

Will parking be an issue for a roof survey in Maida Vale?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

What do I do with the report?

You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

What’s the best way to book?

The quickest way is to phone 07833 053749 or email us. Give us the address and some details about the roof, and we will take it from there. Surveys run seven days a week.

Can you survey at the weekend?

We carry out surveys on any day of the week. To arrange a date, ring 07833 053749 or drop us an email.

How the survey works

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely. The survey typically takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a visit in Maida Vale, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it’s safe.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a written report with photos and our recommendations.

Useful tips for Maida Vale property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Check from a window for ponding after heavy rain
  • Keep outlets clear of leaves and moss
  • Keep clear of rooflights and fragile roof sheets
  • Check new fixings through the roof are properly sealed

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

Signs you need a flat roof survey in Maida Vale

No flat roof covering lasts for ever. Felt roofs frequently last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.

Problems we come across often include:

  • Loose or cracked edge trims
  • Cracked or split membrane
  • Outlets choked with leaves and silt
  • Blistering in felt or asphalt

The streets around a church such as St Peter Elgin Avenue are frequently among the oldest in a place, and if your house is among the older ones nearby, the joins between later flat roofs and the old walls are where problems typically start.

Questions to ask before you book

  • Whether the loft is part of the inspection
  • How they plan to inspect the roof safely
  • How long they’ve been surveying roofs
  • Their report turnaround times

What to expect from a roof survey

Flat roof surveys around Maida Vale

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Historic houses like Winfield House, about 1.1 miles east, show how far back building in the area around Maida Vale goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Kilburn High Road station, the flat roof over a let home is worth a look before it becomes a tenant complaint. For hotels and guest houses around Maida Vale, a roof problem found early is far less disruptive than one found by a guest, so it’s worth knowing the roof’s condition.

Checking the roof from ground level

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
