How a roof survey works in W9
Everything we check, we check safely: from ground level, from windows, from the loft space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. All we need from you is access to the property and the loft. Everything we see is photographed for the report. Typical surveys look at slates or tiles that have slipped or broken and worn lead at chimneys and abutments, on ridges, hips and valleys, natural slate and flat roofs.
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You get in touch with the address and anything you’ve noticed.
- A visit is booked for a weekday or a weekend.
- We check the roof from every safe vantage point, inside and out.
- Every part of the roof is checked and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.

Roofs, chimneys and gutters across W9
Across W9, we survey roofs for owners, landlords and agents, from City of Westminster, Kilburn and Westbourne to the quieter places in between. Each report sets out what was seen, with photos and recommendations.
Our area covers London and the South East, including W9. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.
Maida Vale: If you live near a park such as Emslie Horniman's Pleasance, or anywhere with mature trees, autumn leaves can block gutters and valleys. Historic houses such as Winfield House, about 1.1 miles east, show how far back building around Maida Vale goes. Older homes in the area may have roofs that need matching materials when work is done.
Landlords, agents and block managers in W9
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Any of our surveys can be booked by landlords, agents and building managers in W9. For a price for a let property or a block, phone 07833 053749 or use the contact form.
Useful tips for W9 property owners
A few practical points come up again and again on our surveys. They apply to most roofs:
- Move stored items away from the loft hatch
- Include dormers, porches and garages when booking
- Leave roof access to professionals
- Mention any damp patches as you book
With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that is not clear.
Look at your roof from the ground after strong winds. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.
Checking the roof from ground level
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
What affects the cost of roof surveys
Prices vary from roof to roof, and it comes down to:
- The height of the building and how the roof can safely be seen
- The package you choose: Basic, Standard or Premium
- If the survey needs thermal imaging or a drone
- House, block, shop or office
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We can help you choose the package that fits what you’d like to know.
Booking your survey
There is no need for technical words. It is enough to tell us:
- Anything about access we should know
- Where the property is, with the postcode
- What kind of property and roof it is
- Your timetable, such as an exchange date
Booking is simple: just call 07833 053749 or drop us an email and give us a few details about the property and we will recommend the right survey. The price is agreed up front.
How the survey changes by roof type
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in.
Common questions in W9
Do you give a life expectancy for the roof?
We don’t give a number of years. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning. Tell us about it as you book and we will explain what’s needed.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.
What does a roof survey include?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
How much is a survey?
Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.
Do you need to get into the loft?
Typically, if there is one and it can be reached safely. The loft space can show things the outside cannot, like damp timbers, staining or daylight.
