Questions from Little Venice

Does a conservation area affect roof work in Little Venice?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Are there drone restrictions around Little Venice?

Normally it comes down to two things: the airspace at the address and the weather. Little Venice is about 2 miles from the edge of the flight restriction zone around London Heliport in Battersea. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Little Venice is about 2 miles from the restricted area over Hyde Park, where drone flights need permission from NATS. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it is granted. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance.

How do I arrange a roof survey in Little Venice?

The quickest way is to call 07833 053749 or use the contact form. Give us the address and some details about the roof. Surveys run seven days a week.

How quickly will I get the report?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.

What if it rains on the day?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

Roof survey in Little Venice

The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. We survey the roof space, clay and concrete tiles and lead flashings, and the problems we’re asked to look at most are cracked mortar along the ridge and loose chimney pots.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Little Venice, as across London, that is why a roof needs a close look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a close look too.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Different roofs, different checks

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted.

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping typically points to corroded nails, which we describe in the report.

Roof surveys in Little Venice: local notes

The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Little Venice. If the drone is used for your survey, the exact boundary is checked for the address first. With Winfield House about 1 mile north-east, Little Venice sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

Living close to Kensington Gardens is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. Landlords with a home close to London Paddington station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark such as St Saviour's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Little Venice is about 1 mile west of City of Westminster, in Greater London. We cover Little Venice and the rest of Greater London. Across Greater London, we cover Little Venice.

How it works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a London area like Little Venice, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from ground level, windows, the loft and, where it is safe, the roof itself.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from each safe vantage point outside.
  4. Inside, we check the loft space where there is safe access.
  5. We email a written report with photos and recommendations.

Before the survey

  • Keep pets out of the way during the survey
  • Have keys ready for side gates, garages or roof access doors
  • Tell us about parking before the day

How we price roof surveys

Prices always include VAT. The things that change the price are:

  • Whether it’s a home or a commercial building
  • The size of the roof
  • Extensions, dormers and garages with roofs of their own
  • Height and safe access

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

What helps most when you contact us:

  • The address and postcode of the property
  • Photos of the roof, taken safely from the ground or a window
  • The style of property, from a terrace to a block
  • What made you get in touch

Getting a price is simple: just call 07833 053749 or email us and give us some details about the property and we will explain which survey suits. We confirm the price before anything is booked.

Leave it or get it looked at?

Without a survey, you’re guessing at what the roof needs. You might pay for work that does not fix the real problem, or to a real problem being missed. We tell you what’s really needed. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.

What a roof survey doesn’t cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A promise that the roof will not leak in future
  • A full building survey of the property
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.
