Our roof survey service in W2

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the roof space where there is safe access. You get a report with photographs and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. We survey ridges, hips and valleys, lead flashings and flat roofs, and common reasons people get in touch are slipped, cracked or missing slates and tiles and standing water on a flat roof.

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two for a house, though large, tall or awkward roofs take more time.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Homes and roofs across W2

From City of Westminster, Paddington Green and Paddington to smaller places, people across W2 use a roof survey to plan ahead. A report helps you sort small faults before they let water in.

Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, W2 included. We survey on any day of the week.

City of Westminster: Take a building like St Vincent's Catholic Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Trees in and around Hyde Park shed leaves that can end up in nearby gutters.

Leave it or get it looked at?

A small roof defect normally gets bigger. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Finding it early keeps the work smaller.

What to check before booking

  • Whether VAT is added on top
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What exactly goes into their report
  • Will they check the loft as well as the outside?

Checking the roof from ground level

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What this survey can’t tell you

Before you book, it’s worth knowing what a survey will not do:

  • Faults hidden behind ceilings or boarding
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • The condition of the rest of the building (that is a RICS home survey)

What a survey costs

Our packages start from £150, with VAT included. The price for your roof depends on:

  • Whether you choose the Basic, Standard or Premium Survey
  • Any need for thermal images or a drone flight
  • Extensions, dormers and garages with roofs of their own
  • How tall the building is and how easy the roof is to see

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.

Booking your survey

You don’t need to know any roofing terms. It’s enough to let us know:

  • Where any leaks, stains or damp patches show inside
  • The type of building and roof, such as pitched or flat
  • The property’s address and postcode
  • When you need the report by

When you are ready to go ahead, ring 07833 053749 or send us an email. We will suggest a package, agree the price and find a date, weekday or weekend.

Questions from W2

Do you give a life expectancy for the roof?

We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

How experienced are you?

We have completed more than 5,000 surveys, over more than 20 years.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you need to get into the loft?

Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.

Can you check whether my roof contains asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

Do you cover W2?

Yes. We cover W2 and the rest of Greater London, as part of our work across London and South East England. For a price, ring 07833 053749 or drop us an email.

How long does a roof survey take?

Allow about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will give you an idea of timing as you book.
