Roof surveys across W3: what to expect

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. Flat roofs frequently need attention long before the main roof. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey the roof space, natural slate and clay and concrete tiles, and common reasons people get in touch are cracked or blistered flat roof coverings and slipped, cracked or missing slates and tiles.

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely. The survey typically takes roughly 1–2 hours for a house, and more on a big or complicated roof.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Roof surveys across W3: local notes

Older homes across W3 frequently keep chimney stacks long after the fires went out, and their flashings and pointing need checking like any other part of the roof. Gutters, valleys and fixings come next.

Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. W3 is part of that mix.

Acton: For site and facilities teams at buildings such as Derwentwater Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Historic houses such as Gunnersbury Park, about 1.4 miles south-west, show how far back building around Acton goes. Older homes in the area may have roofs that need matching materials when work is done.

Leave it or get it looked at?

Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. A survey checks them while they’re still dry.

Before you book any surveyor

  • Is there a chance to talk the report through?
  • Will the report include photos?
  • Whether VAT is added on top
  • Which viewpoints they use to see the roof

What this survey can’t tell you

Before booking, it is worth knowing what a survey won’t do:

  • Asbestos testing of any kind
  • A promise that the roof won’t leak in future
  • Defects hidden under coverings or inside walls without opening up

What you can safely check yourself

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What affects the cost of roof surveys

Prices always include VAT. The things that change the price are:

  • Which survey package you book
  • The height of the building and how the roof can safely be seen
  • How big the roof is
  • The shape of the roof and its details

All our prices include VAT. Roof survey starts from £150, including VAT. You’ll know the exact price before you book.

What to let us know when you contact us

These details help when you get in touch:

  • Where the property is, with the postcode
  • Pictures of the roof from a safe spot, if you have them
  • How the loft is reached, if there is one
  • What made you get in touch

Getting a price is simple: just call 07833 053749 or drop us an email, tell us about the property and we will explain which survey suits. The price is agreed up front.

Roof by roof

Natural slate

Slate is one of the most durable roof coverings, but its nails often corrode first. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.

Common questions in W3

What’s the best way to book?

Simply ring 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day.

Can you survey in bad weather?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.

Can you inspect my roof with a drone?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when booking.

Do you work in W3?

Yes. We survey roofs across London and South East England, W3 included.
