What we look for on each type of roof

Natural slate

Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is often nail fatigue, which we describe in the report.

Flat roof coverings

Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.

Roof surveys for homes and businesses in Ealing

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, including VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. Common reasons to book are slipped, cracked or missing slates and tiles and standing water on a flat roof, on the roof space, chimney stacks and lead flashings.

London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How the survey works

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It normally takes an hour or two for a house, and longer for a large or complex roof. From the street, a London terrace normally shows only its front slope or parapet, so a visit in Ealing moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there is safe access.
  5. We email a report with photos and recommendations.

In fairness, a roof survey has limits:

  • Faults hidden behind ceilings or boarding
  • A full building survey of the property
  • Confirmation of asbestos in soffits or cement sheets

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

What a roof survey looks like in Ealing

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whichever you have, the details that tend to fail before the covering itself get the closest look. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Shop and office owners around London Designer Outlet may find that a dated report on the roof is useful for planning and for any lease discussions. Anyone responsible for a site like Ealing Independent College will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Do you need a roof survey in Ealing?

The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.

It is worth booking a survey if you’ve seen:

  • Cracked mortar along the ridge
  • Worn or blocked valleys
  • Loose chimney pots
  • Slates or tiles that have slipped or broken

Living close to Walpole Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Choosing a roof surveyor

  • What the survey will not cover
  • What exactly goes into their report
  • Whether any drone flown is registered with the CAA
  • What insurance they carry

FAQs for Ealing

Can a landlord with a rental near Ealing Broadway station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is drone flying allowed in Ealing?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone cannot fly safely in high wind or heavy rain, though the rest of the survey goes ahead either way.

Do you look in the loft space?

Usually, if there’s one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

How experienced are you?

Over 20 years and more than 5,000 surveys.

What’s covered in a roof inspection?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the loft space where there is safe access. You get a written report with photos and recommendations.

How do I arrange a roof survey in Ealing?

The quickest way is to ring 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we’ll take it from there. Surveys run on weekdays, Saturdays and Sundays.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.

Why get it checked now?

If you’re planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them, or at least know what to expect. In Ealing, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

To find out what your survey will cost, phone 07833 053749 or use the contact form and tell us about the roof. The price is agreed before a date is set.
