Questions from Ealing

Will parking be an issue for a roof survey in Ealing?

Sometimes, yes. If Ealing has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Is my home in Ealing listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

How do I book a survey in Ealing?

Just ring 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Do you survey underground drains?

No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.

Do you use drones?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

About our gutter survey in Ealing

Gutters have to slope gently towards the outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. We survey eaves gutters, parapet and box gutters and outlets and hoppers, and common reasons people get in touch are water backing up from a hidden gutter and choked outlets or hopper heads.

London has a great many flats in converted houses and purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What this survey cannot tell you

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • The inside of buried drains
  • Parts of gutters that cannot be seen safely
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey before booking. What a survey covers and does not.

Gutter surveys in Ealing: local notes

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Ealing is one of them, bay roofs, hips and later dormers each have their own details. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Ealing has a long history of building, with Pitzhanger Manor about 0.1 miles east. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Trees in and around Walpole Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. For landlords with property near Ealing Broadway station, a dated record of the roof is useful when planning maintenance across a let.

Do you need a gutter survey in Ealing?

Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside as there’s nowhere harmless for it to go. Lead is also a target for theft.

A survey makes sense if you’ve noticed:

  • Choked outlets or hopper heads
  • Gutters overflowing in heavy rain
  • Soffits marked by water
  • Gutters packed with leaves or moss

If you look after a building such as Ealing Independent College, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What a good roof survey covers

What affects the cost of gutter surveys

To price your survey, we look at:

  • The shape of the roof and its details
  • Whether it is a home or a commercial building
  • The package you choose: Basic, Standard or Premium
  • The size of the roof

For a price for your roof in Ealing, phone 07833 053749 or email us with the address and a few details. The price is agreed before a date is set.

Booking your survey

To price your survey accurately, we will ask about:

  • What kind of property and roof it is
  • Why you want a survey: buying, a leak, a storm or new work
  • Your postcode, so we can check access and travel
  • Where any leaks, stains or damp patches show inside

To arrange a survey, phone 07833 053749 or send us an email and tell us the address and what’s prompted the survey. We will confirm the price before you book.

Useful tips for Ealing property owners

Here are a few things we’d tell any owner:

  • Look for downpipes coming loose
  • Don’t leave hidden gutters out of a clear-out
  • Get trees that overhang the gutters trimmed
  • Check for spilling water in a downpour

Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes, and if it does not, raise it with whoever did the job.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before the walls suffer.

How the survey changes by roof type

Box and secret gutters

Box and secret gutters often cause leaks indoors. We look at the outlets, linings and overflows where safe.

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.

What happens on the day

We do not take risks to get a closer look. We inspect what can be seen safely, and anything we cannot see is noted in the report. The survey typically takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a photo-illustrated written report and recommendations.
