West Ealing Gutter Survey
Find out the condition of the gutter at your property in West Ealing from an independent roof surveyor. Visits run on weekdays and weekends, in the daytime.
- Water backing up from a hidden gutter
- Leaves and moss blocking gutters
- Overflowing eaves gutters
The survey, step by step
The aim of the visit is simple: to see as much of the gutter as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit usually takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In West Ealing, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.
- We start with what you’ve noticed, like damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Before we arrive
- Unlock side gates and any roof access doors
- Make a note of anything you’d like us to look at
- If it isn’t your property yet, arrange access through the agent

Gutter survey in West Ealing: what you get
Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that normally means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. If you are worried about overflowing eaves gutters and water backing up from a hidden gutter, we can find out what’s behind it, whatever the roof.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in West Ealing has one, it needs checking from somewhere that can actually see it.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What this survey can’t tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Damage hidden inside walls or behind boards
- Confirming asbestos in older rainwater goods
- Hidden sections we can’t view safely

Local roofs in West Ealing
Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as Pitzhanger Manor, about 1.4 miles east, show how far back building in the area around West Ealing goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
If your house is among the older ones in the streets near St Mary's Cathedral, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you live near a park such as Drayton Green, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
How the survey changes by roof type
Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear, and brackets can sag under load.
Cast iron gutters
A good many period homes still have cast iron rainwater goods. They last well when painted, but rust where the paint fails.
Do you need a gutter survey in West Ealing?
Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and gives plants somewhere to grow.
A survey makes sense if you’ve noticed:
- Leaking or loose downpipes
- Dripping or leaking gutter joints
- Brackets that have dropped or snapped
- Water spilling over the gutter edge
Shop and office owners around Treaty Centre may find that a dated report on the roof is useful for planning and for any lease discussions.

Booking your survey
The more you tell us, the easier it is to price the survey. When you get in touch, it’s useful to mention:
- Why you want a survey: buying, a leak, a storm or new work
- Anything about access we should know
- Pictures from the garden or a window, if you have them
- Any deadline, like an exchange date
A quick phone call is usually the easiest start: call 07833 053749 or send us an email, and we’ll ask about the building and what you need. You will have a price before anything is arranged.
Questions from West Ealing
Does a conservation area affect roof work in West Ealing?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
I let a flat near Hanwell station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Let us know about it when you book and we’ll explain what’s needed.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.
Will you walk on the roof?
Only if it’s safe. We inspect what can be seen safely: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.
Does the report include photos?
Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
