Roof surveys across W7

Our roof survey service in W7

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof normally wears out sooner than a pitched one. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. We are frequently asked to look into cracked or blistered flat roof coverings and flashings that have come away from the wall, across clay and concrete tiles, chimney stacks and flat roofs.

Every roof is different, but as a rough guide the survey takes about one to two hours for a house, and more on a big or complicated roof. If you have questions on the day, just ask.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe viewpoint outside.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Homes and roofs across W7

Across W7, from Southall, Hanwell and West Ealing outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are typically where the work is.

We work right across London and South East England, from the Isle of Wight to Hertfordshire, W7 included. Visits run on weekdays and at weekends.

Hanwell: Trees in and around Drayton Green shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. For landlords with property near Hanwell station, the gap between tenancies is a good time to have the roof looked at.

How we price roof surveys

We confirm the price for your roof before you book. These are the things that affect it:

  • If the survey needs thermal imaging or a drone
  • The number of roofs, including extensions and garages
  • Whether it’s a home or a commercial building
  • Which survey package you book

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Helping us price your survey

Before you get in touch, it helps to have:

  • Where water is showing inside, if it is
  • Anything about access we should know
  • Where the property is, with the postcode
  • Dates you’re working to, such as exchange

If you’re buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

Different roofs, different checks

Concrete interlocking tiles

Mortar at ridges and verges frequently cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded.

Natural slate

Slate is one of the most durable roof coverings, yet the nails holding it often fail long before the slate. We check for slipped, cracked and missing slates.

Surveys for landlords and agents in W7

Landlords, agents and building managers in W7 and across Greater London can book any of our surveys. To discuss a property or a block, ring 07833 053749 or use the contact form.

We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the roof, with photographs.

Common roof problems in W7

Every roof takes years of rain, wind, sun and frost. Strong gusts work at anything that isn’t firmly fixed, and rain finds any gap it can. Small faults that start this way grow over time.

A survey can pick up problems such as:

  • Lifted, split or missing lead flashings
  • Standing water on a flat roof
  • Gutters that overflow in heavy rain
  • Torn or sagging underlay

What this survey cannot tell you

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Faults hidden behind ceilings or boarding
  • A promise that the roof won’t leak in future
  • Whether the roof structure meets design loads

Your questions about roof surveys in W7

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.

What’s the best way to book?

To book, call 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

Will you climb onto the roof?

Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Can you tell me how long my roof will last?

Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Do you test for asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
