Thermal roof survey in Hanwell

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. If you’ve noticed heat escaping through the roof and leaks that are hard to trace, we can find out what’s behind it, on ceilings below the roof, flat roofs and loft conversions alike.

Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That’s where a view from the air or a thermal camera helps, by showing what cannot be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Landlords, agents and block managers in Hanwell

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Any of our surveys can be booked by landlords, agents and building managers in Hanwell. To discuss a property or a block, ring 07833 053749 or drop us an email.

How the survey works

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take an hour or two for most homes, plus time to check any thermal findings with moisture readings. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know as you book.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. You get a report with thermal images, photos and our recommendations.

What a thermal roof survey doesn’t cover

It is useful to know what a survey will not do before you book:

  • Seeing water directly, as the camera shows temperature, not moisture
  • Whether the deck or roof structure is strong enough
  • Readings unaffected by sun, shade or reflections

If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey. The full list of what we check.

Roof types and parts we check

  • Pitched roof slopes
  • Commercial roofs
  • Loft conversions
  • Ceilings below the roof
  • Insulated roof spaces
  • Flat roofs

Thermal roof surveys in Hanwell: local notes

There are several hotels within about a mile and a half of Hanwell, and hotels, like offices and blocks of flats, frequently have flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them. Pitzhanger Manor, about 1.3 miles east, is one of the historic houses in the wider area around Hanwell. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you look after a shop, office or commercial unit, for instance near Treaty Centre, large commercial roofs are often easiest to see by drone or thermal camera. If you look after a building like St Joseph's Catholic Primary School, a view from above covers a wide roof far faster than walking it. As a London address, Hanwell can be tricky for parking: a visitor permit or a nearby bay makes the day easier.

Hanwell is about 1 mile west of Ealing, in Greater London. We cover Hanwell and the rest of Greater London. Hanwell is one of the towns and villages in Greater London where we work for thermal roof surveys. There’s also a page for London.

Surveys in W7, W13 and UB2 are booked the same way as anywhere else. We cover properties on Park Road, Green Lane and Felix Road. Being close to the A4001, Hanwell is simple for us to get to for thermal roof surveys. We also cover West Ealing (1 mile west), Ealing (1 mile east), Dormers Wells (1 mile north-west), South Ealing (1 mile south-east) and Pitshanger (2 miles north-east). We also work in nearby towns such as London (10 miles east), City of Westminster (8 miles east), Marylebone (8 miles east), Kensington (6 miles east), St Pancras (10 miles east) and Shoreditch (11 miles east).

Local landmarks in Hanwell

We work in homes and buildings around Drayton Manor High School, Cuckoo Schools and Drayton Green. There’s a railway station in Hanwell itself: Hanwell station. A little further out are Ealing Hospital (within half a mile west) and Gunnersbury Park House - Large Mansion (2.3 miles east). For a walk, there’s Middle Lake and Castlebar Hill.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Before and after the survey

These tips come from what we see on roofs every week:

  • Keep a record of when stains appear
  • Remember the conditions on the day affect the results
  • Photograph damp patches with the date
  • File the images with your roof records

Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.

Watch for new damp patches on ceilings beneath the roof. Early action keeps insulation from staying wet.

What happens if roof problems are left?

Trapped water can harm decks, timbers and ceilings the longer it stays. Looking now, while the damage may still be limited, keeps more options open. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

Our price is from £400, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Questions from Hanwell

Can you fly a drone over a roof in Hanwell?

Normally it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.

Is my home in Hanwell listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

How do I arrange a thermal roof survey in Hanwell?

To book, ring 07833 053749 or use the contact form and let us know the address and what you’d like to know. We’ll confirm the price and find a day that suits.

Can you do a thermal survey in any weather?

The weather makes a real difference. It works best after a sunny day, with a dry roof surface and little wind. Rain and strong wind can make the images less clear, so we discuss the forecast when booking.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.

Does the report include photos?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.
