Thermal roof surveys in South Ealing: local notes

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. With Gunnersbury Park about 0.7 miles east, South Ealing sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.

Anyone responsible for a site like Grange Primary School will know that a drone or thermal camera can show a large roof in a single visit. For businesses in and around places such as Treaty Centre, a commercial roof can be photographed from above without anyone walking on it.

How a thermal roof survey works in South Ealing

We present each thermal image next to a normal photo of the same area, so it’s easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. We survey pitched roof slopes, insulated roof spaces and ceilings below the roof, and common reasons people get in touch are thin or uneven insulation in the roof and damp patches with no obvious cause.

Flying in London takes more checking than most places: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Before a drone goes up in South Ealing, the address is checked against all of them, and where permission is needed, the flight waits for it.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

The survey, step by step

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. In South Ealing, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • Have any paperwork from past roof work to hand
  • Leave side gates unlocked

Advice

When you need someone else

It helps to know what a survey will not do before you book:

  • Confirming water without moisture readings
  • Reliable images in rain, strong wind or on a wet roof surface
  • Structural calculations, which need a structural engineer

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and does not.

How we price thermal roof surveys

When we price a survey, we consider:

  • The height of the building and how the roof can safely be seen
  • Chimneys, valleys, parapets and other details
  • Extra roofs, like extensions, dormers or garages
  • The size of the roof

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Thermal roof survey starts from £400, including VAT.

Booking your survey

Getting the details right at the start saves time. It helps to include:

  • The address and postcode of the property
  • What kind of property and roof it is
  • Dates you are working to, like exchange
  • Photos of the roof, taken safely from ground level or a window

Booking is simple: just ring 07833 053749 or send us an email and give us some details about the property and we’ll recommend the right survey. We confirm the price before anything is booked.

Common questions in South Ealing

How do I find out if my home in South Ealing is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is drone flying allowed in South Ealing?

It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. High wind or heavy rain also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.

Is thermal imaging included in your surveys?

It comes with our Premium Survey, which starts from £400. The Premium Survey also covers a full inspection, drone inspection where it applies, structural analysis and a report on the same day.

Does thermal imaging work on slate and tile roofs?

On pitched roofs, the camera can point to heat loss and some damp patterns. We explain what the images can and can’t tell you, and we check them with a visual inspection and moisture readings.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you take photos of the roof?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.

Can thermal imaging show missing insulation?

It can show temperature patterns that point to missing or thin insulation. It shows most clearly when it’s warm inside and cold outside. We look from the loft as well, where there is safe access.

Surveys for landlords and agents in South Ealing

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

When to book a survey in South Ealing

On big commercial and residential flat roofs, thermal imaging helps owners plan. It can suggest which areas may be wet and which seem dry, so we know where to take moisture readings.

Typical things we’re asked to look at include:

  • Areas of a flat roof that may hold water
  • Moisture around outlets and upstands
  • Missing or slipped insulation
  • Patches of heat loss across the roof

Hotels and guest houses near South Ealing cannot easily close rooms for a leak, so it’s worth knowing the roof’s condition.

Questions to ask before you book

  • Whether VAT is added on top
  • Their drone registration, if they fly one
  • What happens after the report arrives
  • Their track record with similar roofs

What a good roof survey covers

How the survey changes by roof type

GRP fibreglass roofs

GRP roofs are laid over timber boards, so trapped moisture can affect the deck. Thermal imaging can suggest where that may be happening.

Pitched slate and tile roofs

Slate and tile roofs are often harder to read with a thermal camera, because of the air space beneath. We back up what the camera shows with a look in the loft where we can.
