Different roofs, different checks
Plastic (uPVC) gutters
On plastic systems, slipped joints are one of the most common faults. We record each one we can see.
Lead-lined valley and parapet gutters
We check the lining, the joints and the outlets where it is safe to see them. Missing lead is something we check for too.
How a gutter survey works in South Ealing
A gutter needs a steady fall towards its outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. Typical surveys look at leaking or loose downpipes and gutters packed with leaves or moss, on fascias and soffits, eaves gutters and parapet and box gutters.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in South Ealing with this kind of roof, the hidden gutter is one of the first things to check.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.
Do you need a gutter survey in South Ealing?
Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.
We’re frequently asked to look at:
- Water spilling over the gutter edge
- Sagging gutters and loose brackets
- Leaves and moss blocking gutters
- Hoppers and outlets full of debris
If you let a flat or house near Brentford station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
What to check before booking
- How long they’ve been surveying roofs
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether the loft is part of the inspection
What a survey costs
Not every roof costs the same to survey, for these reasons:
- How tall the building is and how easy the roof is to see
- The use of thermal imaging or a drone
- Extra roofs, like extensions, dormers or garages
- Which survey package you book
To find out what your survey will cost, phone 07833 053749 or use the contact form with the address and some details. We will confirm the figure before booking.
Helping us price your survey
There is no need for technical words. It is enough to tell us:
- How the loft is reached, if there is one
- Where water is showing inside, if it is
- The kind of building and roof involved
- The address and postcode of the property
To book a survey, ring 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.
Should I look at the roof myself first?
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
What we do, step by step
Once we have finished looking, we write up our findings as a report with photos. On timing, most surveys take about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know as you book.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Before we arrive
- Check we can get to the back of the property
- Tell us where we can park nearby
- Keep pets out of the way during the survey
Getting a price
Prices start from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or use the contact form with the details.
Related advice
South Ealing: your questions answered
Do you survey roofs for landlords with property near Brentford station?
Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.
Will parking be an issue for a roof survey in South Ealing?
Parking in South Ealing, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
Will you check if gutters are causing damp inside?
Overflowing gutters often lead to damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.
What happens after the survey?
You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Is there a good time of year to book a gutter survey?
You can book at any time of year. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.
Do you need to get into the loft?
Normally, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
Gutter surveys around South Ealing
Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. If your home in South Ealing is one of them, bay roofs, hips and later dormers each have their own details. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Gunnersbury Park, about 0.7 miles east, show how far back building in the area around South Ealing goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
If you look after a building like Grange Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Living close to Lammas Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.
